Location: Madison, WIReports To: Chief of StaffPosition OverviewThe Digital Marketing Specialist is responsible for driving measurable leasing performance, strengthening brand visibility, and executing digital marketing initiatives across a portfolio of multifamily and student housing properties, as well as corporate-level (BMOC) marketing.This is a hands-on, performance-oriented role for a data-driven marketing operator who can both execute campaigns directly and contribute thoughtfully to portfolio-level marketing strategy. The position requires comfort with accountability, measurable outcomes, and cross-functional collaboration with property operations and executive leadership.What Success Looks LikeSuccess in this role will be measured by: Demonstrable contribution to leasing velocity and occupancy goalsMeasurable ROI on digital advertising spendClear, timely marketing performance reportingStrong collaboration with property teams to align marketing with operational realitiesConsistent brand standards across digital and on-site marketing materials Core ResponsibilitiesDigital Marketing & Campaign Execution Plan, execute, and optimize paid search, social media, email marketing, and SEO campaignsManage audience segmentation, performance tracking, and campaign optimizationOversee PPC budgeting, keyword strategy, ad copy, and ongoing performance analysisMonitor campaign performance using analytics platforms and translate data into action Website & Platform Management Manage and maintain company and property websites, including content updates and landing pagesEnsure accurate and optimized listings across advertising platforms (e.g., Apartments.com, CollegePads, Zillow Rentals)Maintain CMS access, integrations, and analytics tracking accuracy Brand & Portfolio Marketing Support corporate brand positioning and portfolio-level marketing initiativesEnsure consistency of messaging and design across digital, print, and on-site materialsAssist with development of marketing collateral supporting business development effortsEvaluate property-level branding and provide recommendations for improvement Events & On-Site Marketing Support Coordinate property marketing events and corporate initiativesSupport property teams with signage, print materials, and leasing collateralAlign on-site marketing efforts with leasing and occupancy priorities Cross-Functional Collaboration Maintain a structured meeting cadence with Property Managers and Regional Leadership to align on leasing performance, campaign priorities, and portfolio-level initiatives.Conduct regular on-site property visits to evaluate marketing execution and brand presentation.Collaborate with executive leadership on marketing strategy and growth initiatives Performance Reporting & Budget Oversight Prepare timely marketing performance reportsTrack cost-per-lead, cost-per-lease, and digital spend across platformsProvide data-backed recommendations to improve campaign effectivenessSupport marketing budget planning and monitor platform/vendor spendThis is an on-site position based in Madison, WIOccasional travel to local properties and out-of-town events may be requiredFlexibility to attend occasional evening or weekend events in support of property marketing and business development initiativesAbility to lift Required Competencies Hands-on experience executing and managing performance-driven digital marketing campaigns (paid media, email marketing, or similar channels)Familiarity with analytics tools and ability to interpret performance data into actionable insightsExperience managing website content and digital platformsStrong organizational skills with the ability to manage multiple properties, deadlines, and priorities simultaneouslyClear, professional written and verbal communicationHighly detail-oriented with strong follow-throughComfortable being evaluated against measurable KPIs and performance metricsDemonstrated ownership mindset with accountability for results, not just task completion Preferred Qualifications 1–3 years of hands-on experience in digital marketing, advertising, or campaign executionFamiliarity with paid advertising platforms, analytics tools, and website/content management systemsExperience in property management, real estate marketing, or multi-location/portfolio-based businessesWorking knowledge of design tools such as Adobe Illustrator, Canva, or similarAssociate’s degree or higher in Marketing, Business, Communications, or related
