Build Your Career with Ashley FurnitureFacility Maintenance Technician The Facility Maintenance Technician is responsible for maintaining and repairing building systems, equipment, and facilities to ensure a safe, efficient, and productive work environment. This position performs preventive maintenance, responds to repair requests, and supports facility operations across our manufacturing, warehouse, and office spaces. The ideal candidate is a skilled tradesperson with broad maintenance experience who can work independently and as part of a team to keep our facilities operating at peak performance. Primary Job FunctionsMaintenance & Repair OperationsPerform routine preventive maintenance on building systems including HVAC, electrical, plumbing, and mechanical equipment Diagnose and repair facility equipment malfunctions including conveyor systems, dock equipment, and material handling systems Maintain and repair building infrastructure including doors, windows, walls, floors, ceilings, and roofing Service and maintain lighting systems, electrical panels, and power distribution equipment Perform plumbing repairs including pipes, fixtures, drains, and water systems Repair and maintain HVAC systems including air handlers, ductwork, thermostats, and climate controls Conduct welding and fabrication work for equipment repairs and facility improvements Respond promptly to emergency maintenance requests and facility issues Building Systems & EquipmentMonitor and maintain boiler and cooling systems to ensure optimal performance Service compressed air systems, pneumatic equipment, and related components Maintain fire protection systems including sprinklers, alarms, and extinguishers Inspect and service overhead doors, dock levelers, and loading dock equipment Maintain forklift charging stations and battery systems Service and repair restroom facilities and plumbing fixtures Perform minor carpentry work including building partitions, shelving, and workstations Safety & ComplianceConduct regular safety inspections of building systems and equipment Ensure all maintenance work complies with OSHA, building codes, and company safety standards Identify and correct potential safety hazards throughout the facility Maintain proper lockout/tagout procedures when servicing equipment Ensure proper storage and handling of hazardous materials and chemicals Participate in safety training and promote safe work practices Respond to safety concerns and assist with incident investigations Preventive Maintenance ProgramFollow and execute scheduled preventive maintenance tasks according to established schedules Inspect equipment and systems to identify potential issues before failures occur Lubricate machinery, change filters, and perform routine service tasks Track equipment performance and recommend improvements or replacements Maintain maintenance schedules in computerized maintenance management system (CMMS) Order and maintain inventory of parts, supplies, and maintenance materials Documentation & CommunicationMaintain accurate records of all maintenance activities, repairs, and inspections Complete work orders in a timely manner with detailed documentation Document equipment specifications, warranty information, and service history Communicate effectively with supervisors regarding equipment status and repair needs Coordinate with outside contractors and vendors for specialized repairs Provide input on facility improvement projects and capital equipment purchases Assist in training other maintenance staff on equipment and procedures Grounds & Exterior MaintenanceMaintain exterior building areas including parking lots, sidewalks, and landscaping Perform snow removal and ice management during winter months Inspect and maintain exterior lighting, signage, and building facades Ensure proper drainage and address water intrusion issues Maintain fence lines, gates, and perimeter security features Energy ManagementMonitor energy consumption and identify opportunities for efficiency improvements Adjust building systems for optimal energy performance Replace inefficient lighting with energy-saving alternatives Report equipment that is consuming excessive energy or operating inefficiently Secondary Job FunctionsMaintain reliable attendance and punctuality Actively participate in departmental meetings and training sessions Assist with special projects including facility renovations and equipment installations Provide backup support to other maintenance technicians as needed Respond to after-hours emergency calls as part of on-call rotation Demonstrate the Company's Core and Growth Values in the performance of all job functions Complete other assignments and special projects as requested Job QualificationsRequired QualificationsHigh school diploma or equivalent 3+ years of experience in facility maintenance, building maintenance, or industrial maintenance Strong knowledge of electrical, plumbing, HVAC, and mechanical systems Ability to read and interpret blueprints, schematics, and technical manuals Proficiency with hand tools, power tools, and diagnostic equipment Valid driver's license required Ability to lift heavy objects (up to 75 lbs) and work at heights using ladders and lifts Strong problem-solving skills and mechanical aptitude Ability to work independently with minimal supervision Preferred QualificationsTechnical school training or apprenticeship in electrical, HVAC, or industrial maintenance EPA certification for HVAC refrigerant handling Forklift and aerial lift certification Welding certification or demonstrated welding skills Experience with computerized maintenance management systems (CMMS) Boiler operator license OSHA 10 or OSHA 30 certification Experience in manufacturing or warehouse environments Technical SkillsElectrical troubleshooting and repair (120V-480V systems) Plumbing installation and repair HVAC diagnostics and service Pneumatic
