Job Description Lead conceptual, schematic, and design-build estimating for healthcare, life science, assisted living, and commercial projects. Produce accurate cost models from napkin sketches to full plans. Estimate self-performed trades, including structural concrete and general trades. Develop bid packages, scopes of work, quantity takeoffs, and subcontractor solicitations. Evaluate drawings, specifications, and constructability early in design. Support preconstruction strategy, value engineering, and cost-saving alternatives. Work collaboratively with PMs, Superintendents, and the Preconstruction Director. Build strong subcontractor relationships and track market pricing trends. The Successful Applicant A successful Senior Estimator should have: 8-10+ years of estimating experience. Very strong conceptual estimator-able to price early-stage designs. Experience with self-perform estimating (preferred). Project background in structural concrete, healthcare, life science, and assisted living. No jumpy candidates - no more than two job moves in 10 years. Must be local to Raleigh or willing to relocate. Onsite role - 5 days/week (no WFH option). What's on Offer Base salary: Up to $145K (max). $500/month car allowance. 10% profit sharing annually. PTO: 2 weeks standard, negotiable to 3 weeks for senior candidates.
