Job Description The Opportunity Join a high-growth civil engineering team as the Residential Senior Civil Project Manager leading subdivision and mixed-residential site development across the Triangle (Raleigh, Durham, Chapel Hill). You'll manage a team of ~6 designers/engineers, own project delivery end-to-end, and shape local standards and best practices. Candidates who bring relationships/book-of-business may be eligible for enhanced compensation. What You'll Do Lead multiple residential land development projects from due diligence through permitting and construction support. Prepare/oversee due diligence, site planning, entitlement strategies, and client presentations. Manage and quality-check design packages for grading/drainage, roadway/paving, water/wastewater, sanitary sewer, stormwater management/detention, and E&S control. Develop project scopes, budgets, schedules; track deliverables and profitability across concurrent projects. Seal drawings; ensure compliance with municipal, state, and federal regulations and applicable manuals/standards. Lead a ~6-person team (assignments, mentoring, QA/QC); coordinate with survey, environmental, traffic, and construction management partners. Represent projects with municipalities, utility providers, and HOAs; attend public and coordination meetings as needed. Maintain client relationships; support business development and proposals in the Triangle market. Required Qualifications BS in Civil Engineering (or related). Active PE (Civil) with ability to practice in North Carolina. 7+ years of residential land development experience; strong Triangle market experience preferred. Proven success managing multiple projects and leading teams (PM responsibility for staff, schedule, and budget). Proficiency in AutoCAD and Civil 3D. Technical depth in grading, drainage/hydrology, roadway, water/wastewater, sanitary sewer, stormwater detention/quality BMPs. Strong client-facing communication, proposal writing, and municipal coordination skills. Nice to Have 10+ years' experience with subdivisions, townhome/cluster, and mixed-residential communities in the Triangle. Demonstrated ability to develop new work or expand existing accounts. Knowledge of local codes, zoning/UDO processes, and utility coordination in Raleigh/Durham/Chapel Hill. Location: Raleigh, NC (on-site) Schedule: Mon-Fri, 8:00 a.m.-5:00 p.m. ET Type: Direct Hire Compensation & Details Salary: From $130,000+ base, plus ~$20,000 bonus target (higher compensation possible with >10 years and/or book of business).
