National CORE is seeking a Senior Construction Cost Estimator to support our multifamily affordable housing developments within a "Cradle-to-Grave" construction model. This role is responsible for developing accurate cost estimates, maintaining the Historical Cost Model, and leading pre-construction efforts from early feasibility through project buyout. Reporting to the Vice President of Construction Estimating, this position plays a critical role in aligning budgets, design, schedules, and constructability across the full project lifecycle. Key Responsibilities Prepare conceptual through detailed construction cost estimates Develop, maintain, and refine the Historical Cost Model Lead pre-construction planning, budgeting, and pipeline management Conduct quantity take-offs and cost analyses Evaluate design solutions, construction methods, and cost impacts Coordinate with Development, Operations, Accounting, consultants, and trade partners Support bid packaging, contract development, and project buyout Prepare and manage CPM schedules for planning and budgeting Analyze estimated versus actual costs to improve forecasting accuracy Qualifications Experience estimating multifamily and/or affordable housing projects (Type III/V and Type I podium) Strong expertise in construction cost estimating and forecasting Ability to develop scope and pricing from evolving design documents Strong organizational, analytical, and communication skills Ability to manage multiple projects and deadlines Proficiency with Smartsheet, Procore, Bluebeam, and Microsoft Office Education & Experience Minimum 5 years of construction cost estimating experience Minimum 5 years of multifamily or affordable housing construction experience Senior Estimator or leadership experience preferred Bachelor's degree in Construction Management, Business, or equivalent experience FSLA Classification Exempt
