Residential Design Drafter & Permit Technician (CAD + Permitting)Location: Kennesaw, GA (In-Office) Company: DC Enclosures, Inc. - Georgia's Leader in Custom Sunrooms & Outdoor Living Job Type: Full-Time, In-Office Join Georgia's Leader in Custom Sunrooms and Pool Enclosures At DC Enclosures, we've been designing and building stunning sunrooms, screen enclosures, and pool cages since 1988. We are known for craftsmanship, customer satisfaction, and getting projects built the right way. We are currently seeking an experienced, organized, and detail-driven Residential Design Drafter & Permit Technician to support our production pipeline by creating permit-ready drawings, preparing HOA/ACC submittals, and managing permit applications through approval. This position works closely with four Project Managers, municipal/county permitting offices, engineers, and customers to keep projects moving smoothly from design to permit to installation. Position Summary This role combines residential drafting and permit/HOA processing into one critical position. You will produce accurate, code-compliant plan sets and site plans, maintain drawings through revisions, assemble complete permit and HOA packages, submit through online portals or in-person processes, and track approvals to completion. You must be fluent in English and able to communicate clearly and professionally with internal team members, customers, and permitting agencies. Key ResponsibilitiesDrafting & Design DocumentationCreate and revise permit-ready plan sets for residential sunrooms, screen enclosures, and light residential additions Produce site plans showing setbacks, easements, zoning requirements, and project footprints Complete redline markups, revisions, and detail updates quickly and accurately Build and update 3D models for design development and customer visualization (SoftPlan) Maintain organized, accurate construction documents and project files Permitting & HOA/ACC SubmittalsPrepare and submit complete building permit application packages across Georgia jurisdictions Assemble required documentation (drawings, surveys, product specs, engineering sheets, forms, fees, etc.) Prepare HOA/ACC packages, respond to revision requests, and coordinate approvals Respond to plan review comments, revise drawings/documents, and resubmit as needed Track permit status, resubmittals, renewals, and approvals to keep schedules on track Maintain accurate records of submittals, fees, communications, and outcomes Coordination & Project SupportCoordinate with Project Managers, engineers, subcontractors/trades (as needed), and municipal staff to resolve submittal issues Manage multiple active projects and deadlines simultaneously while supporting four PMs Apply company drafting standards, naming conventions, and quality control procedures consistently Required QualificationsResidential drafting experience: 5+ years (sunrooms/additions strongly preferred) Permitting experience: 2+ years preparing and submitting permits in Georgia jurisdictions Proficiency in CAD drafting; ability to produce clear, code-compliant drawings and site plans Working knowledge of setbacks, easements, zoning basics, and residential construction terminology Strong knowledge of permitting workflow from start to approval (and responding to comments) Fluent in English with strong written and verbal communication skills Highly organized, detail-oriented, and able to manage multiple deadlines Proficient in Microsoft Word and Excel Software Note: We primarily use SoftPlan. Experience in SoftPlan is a plus; if your background is AutoCAD, you must be willing to learn and work in SoftPlan quickly.
