Position Summary The Controls Service Technician III is responsible for performing advanced service, troubleshooting, and maintenance of building automation systems in commercial facilities. This role works independently on most service tasks, supports system upgrades and integrations, and assists senior technicians or technical leads on complex issues. The Technician III provides strong field support, performs programming adjustments, works with customer personnel, and helps maintain reliable BAS operation while continuing to develop deeper technical expertise. Principal Duties and Responsibilities Technical Service & Troubleshooting Perform troubleshooting, diagnostics, and repair of building automation systems and associated HVAC equipment. Investigate system alarms, communication issues, and performance problems. Modify existing control programming, graphics, and databases as needed to correct operational issues. Assist with system upgrades including firmware, software, workstation updates, and controller replacements. Perform preventative maintenance and scheduled service activities under service agreements. Systems & Networking Support Troubleshoot BAS communications including BACnet, Modbus, and IP-based networks. Configure controllers, workstations, and field devices under established standards. Assist with network setup including IP addressing and device configuration. Support integrations with mechanical equipment and third-party systems under guidance from senior staff when needed. Customer Interaction & Documentation Communicate with building operators and facility personnel to understand issues and explain system operation. Perform functional testing and verify proper system performance following service activities. Provide basic customer training on system features and daily operation. Complete service reports, work orders, and technical documentation accurately and on time. Team Support & Development Work independently on routine and moderately complex service tasks. Assist Senior Technicians or Lead Technicians on complex troubleshooting and integration activities. Share knowledge with junior technicians and support team collaboration. Follow company safety standards and service procedures. Required Qualifications 3-6 years of building automation or controls service experience. Experience troubleshooting BAS systems and HVAC control sequences. Working knowledge of IP networking and BAS communications. Experience modifying control programs and graphics within established standards. Ability to work independently on most service calls. Strong customer service and communication skills. Valid driver's license with acceptable driving record. Ability to pass required background and pre-employment screening. Preferred Qualifications Experience with multiple building automation platforms. Familiarity with Niagara-based systems or similar open-platform controls. Experience supporting system upgrades and controller replacements. Exposure to integrations between BAS and mechanical equipment. Technical certifications or manufacturer training related to controls systems.
