Job Description

At Jacobs, we push the boundaries of conventional thinking to deliver sustainable and innovative solutions for the future. As a vital member of our Land Services team, you will empower communities by helping clients secure the land rights essential for constructing and maintaining critical infrastructure. We are currently looking for an Infrastructure Land Manager to lead the way on active Department of Transportation (DOT) projects and other infrastructure initiatives (including water, rail/transit, and energy) across the United States. This hybrid role offers flexibility, allowing you to be based in one of our targeted markets while occasionally traveling to project sites or client offices. In this pivotal role, you will manage and implement land acquisition and right-of-way (ROW) activities, working closely with project teams throughout all phases, from initiation to completion. We are open to diverse candidates from backgrounds such as transportation, title, federal, energy, utilities, or any area involving complex land rights acquisition. Your Responsibilities: Engage in negotiations with property owners and their representatives for securing ROW, easements, and other land rights. Ensure compliance with all applicable federal, state, and local guidelines for ROW activities, supporting both DOT and non-DOT projects. Conduct thorough title history research using courthouse records and publicly available information to confirm land ownership and encumbrances. Review and interpret legal descriptions, plats, survey drawings, and related documents. Draft and prepare all necessary land rights documentation for acquisition efforts. Record executed documents with the appropriate county or municipal offices. Assist with the resolution of property damage claims associated with construction or maintenance activities. Maintain accurate and organized project files, maps, progress reports, and documentation across client and Jacobs systems. Participate in project meetings and collaborate effectively with multidisciplinary project teams, including engineers, surveyors, environmental specialists, and construction contractors. Support the development of scopes, cost estimates, and schedules for land services tasks. Adhere to client procedures and technical requirements pertinent to ROW and land acquisition. Engage in change management processes and monitor project performance against the Project Execution Plan (PEP). Assist in preparation for condemnation when necessary and serve as a witness if needed. Contribute to process improvement initiatives within the Land Services team. What We Seek: A minimum of two (2) years of experience in land acquisition, ROW, title research, or related property/real estate work. Proficiency with Microsoft Office Suite (Excel, Word, Outlook). A general understanding of land acquisition principles, ROW processes, or real estate regulations. Strong communication, negotiation, and interpersonal skills are essential. Ability to work outside standard business hours occasionally to meet project demands across multiple time zones. Willingness to travel for project-related needs. Preferred Qualifications: Experience supporting State DOT, federal transportation, or large infrastructure programs (Tennessee DOT or Georgia DOT). Possession of an active state Real Estate License. Membership in IRWA (or willingness to obtain within 60 days of hire). Active Notary status (or ability to secure within 60 days of hire). Jacobs is an Equal Opportunity/Affirmative Action Employer. All qualified applicants will receive consideration for employment regardless of race, religion, color, national origin, gender, age, disability, veteran status, sexual orientation, or any other characteristic protected by applicable law.
