Job Summary: The Facilities Maintenance Technician is responsible for executing daily maintenance tasks, addressing work orders, and performing monthly preventative maintenance under the direction of the Lead Maintenance or Property Manager. Duties and Responsibilities: Maintain a professional appearance; appearance should be neat and clean with proper attire, including a name tag. Ensure tools and maintenance cart are adequately stocked and prepared for daily tasks. Utilize all safety equipment appropriately during maintenance activities. Communicate effectively with tenants, management, and team members. Able to perform or willing to learn essential maintenance skills including plumbing, electrical work, carpet cleaning and repair, drywall repair, painting, general carpentry, glass repair, small appliance troubleshooting and repair, HVAC troubleshooting and repair, as well as grounds maintenance and concrete and tile repair. Assist the Lead Maintenance in organizing sufficient levels of parts and supplies for ongoing property maintenance. Complete daily work orders promptly (within 24 hours) to ensure tenant satisfaction and promote long-term residency. Conduct monthly preventative maintenance across all units to maintain equipment efficiency. Collaborate with Lead Maintenance to efficiently turn over units for new tenants. Be available for on-call responsibilities to assist tenants with any urgent issues. Maintain the property’s curb appeal by keeping grounds clean, picking up trash, and reporting any issues to the Property Manager. Foster a friendly and helpful demeanor to uphold exceptional customer service standards and create a welcoming living environment for tenants. Perform other related duties as assigned. Qualifications: High school diploma or equivalent preferred. Minimum of 2 years maintenance experience. Strong written and verbal communication skills in English. Track record of providing excellent customer service. Ability to work in diverse conditions, including cramped spaces, dirt, dust, and varying temperatures. Physical capabilities to sit, stand, walk, bend, climb stairs, kneel, and lift up to 100lbs. Ownership of personal maintenance tools. Maintain a professional and well-groomed appearance in accordance with company standards. Availability to work varied shifts, including weekends and holidays. Proof of eligibility to work in the United States.
