Job Description Lead preconstruction efforts for projects across the Triangle, working closely with senior leadership and a junior estimator. Perform quantity takeoffs, cost estimating, value engineering, and early budgeting. Prepare, review, and present GMPs, bids, scopes, and proposal packages. Assist with subcontractor prequalification, bid leveling, and procurement strategy. Support project handoff, ensuring seamless transition from preconstruction to operations. Interface directly with clients, architects, engineers, and internal teams to drive preconstruction strategy and maintain strong relationships. Manage multiple precon assignments simultaneously as the Raleigh office expands. Help build processes, improve efficiency, and support long-term growth in the market. The Successful Applicant A successful Preconstruction Manager should have: 5-10+ years of estimating or preconstruction experience with a general contractor. Experience with hardbid and negotiated work; CMR background strongly preferred. Must NOT come from a multifamilyonly background; looking for broader commercial experience. Strong communication skills and professional presence-must represent the precon team well. Ability to work independently while also supporting junior estimators. Stable job history and strong references. Local to Raleigh or open to relocation (no hybrid/remote options). What's on Offer Competitive salary ranging from USD 120.000 to USD 155.000 annually.
