Corporate Property Manager Support the execution of asset-level business plans by tracking leasing activity, capital projects, and operational performance across assigned assets. Assist in the preparation and review of annual budgets, reforecasts, and variance analyses to ensure alignment with portfolio goals. Monitor asset performance metrics including NOI, occupancy, leasing velocity, and capital deployment effectiveness, identifying trends and opportunities for improvement. Collaborate with Leasing and Property Management teams to ensure timely execution of leasing strategies and property operations aligned with business plan objectives. Coordinate and oversee capital improvement projects, including scheduling, budget tracking, and performance reporting. Participate in asset-level decision-making related to rent pricing, lease negotiations, and capital expenditures by providing data-driven insights and recommendations. Prepare and maintain recurring asset performance reports for internal stakeholders and investors, ensuring accuracy and clarity. Conduct market research and competitive analysis to inform leasing strategies, rent growth assumptions, and capital planning. Support refinancing, recapitalization, and disposition efforts by coordinating due diligence materials, tracking timelines, and assisting with financial analysis. Visit properties and markets to validate business plan assumptions, assess operational execution, and identify risks or opportunities. Assist in maintaining compliance with loan covenants and financial obligations in coordination with the Analyst and Asset Manager. Bachelor's degree in Finance, Real Estate, Accounting, or a related field preferred. Minimum of 3 years of experience in commercial real estate asset management, preferably within industrial assets. Strong understanding of financial concepts including NOI, IRR, and capital budgeting. Proficiency in Microsoft Excel; Argus experience is required. Excellent written and verbal communication skills with the ability to present complex information clearly. Highly organized and detail-oriented with the ability to manage multiple priorities. Collaborative team player with a proactive and positive attitude. Willingness to work full-time in office and travel to portfolio assets as needed.
