Realty Specialist Serve as a Realty Specialist in the Real Estate Division's located in Jacksonville, Florida. You will provide realty support to the planning and design of major civil works and military projects. This is a Direct Hire Authority (DHA) solicitation utilizing the DHA for Real Estate Personnel to recruit and appoint qualified candidates to positions in the competitive service. Accepting applications from 01/29/2026 to 04/28/2026. Salary will be set based upon the grade level which selected. Pay will range from $50,460 to $116,362 per year. The pay scale and grade for this position is GS 9 - 12. This position is located in Jacksonville, FL and is not remote or telework eligible. You may be expected to travel for this position up to 25% of the time. Relocation expenses may be reimbursed. This position is permanent, full-time, and within the competitive service. Promotion potential exists at GS-12. This position does not require a security clearance, drug test, or financial disclosure. Applicants can be selected at either the GS-09, GS-11, or GS-12 level. The target grade of this position is GS-12. In order to qualify, you must meet the experience requirements described below. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs and other organizations. Your resume must clearly describe your relevant experience; if qualifying based on education, your transcripts will be required as part of your application. Minimum Qualifications for GS-09: Specialized Experience: One year of specialized experience which includes coordinating and providing technical guidance regarding real estate civil works Acquisitions; researching, interpreting, and applying laws and policies regarding real estate actions; identifying, obtaining, and preparing documentation needed to plan and execute real estate actions. OR Education: Master's or equivalent graduate degree or 2 full years of progressively higher-level graduate education leading to such a degree, in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position, such as Real Estate or Business Management, etc. OR Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. Minimum Qualifications for GS-11: Specialized Experience: One year of specialized experience which includes applying of directives, laws, policies, and regulations relating to Federal and Army real estate procedures associated with civil works projects, including working with non-Federal entities to obtain real property interests for Government construction; drafting and/or reviewing studies and engineering design plans for feasibility and to determine real estate alternatives; reviewing acquisition documentation provided by non-Federal entities; and communicating effectively with internal/external stakeholders; and the direct acquisition of Federal real property interests. OR Education: Ph.D. or equivalent doctoral degree or 3 full years of progressively higher-level graduate education leading to such a degree in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position, such as: Real Estate; Business Administration, etc. OR Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. Minimum Qualifications for GS-12: Specialized Experience: One year of specialized experience which includes performing real estate procedures associated with civil works projects, including working with non-Federal entities to obtain real property interests for Government construction; drafting and/or reviewing studies and engineering design plans for feasibility and to determine real estate alternatives; reviewing acquisition documentation provided by non-Federal entities; communicating effectively with internal/external stakeholders; and the direct acquisition of Federal real property interests. Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-11). This is an open-continuous announcement with an initial cut-off date 10 days after the open date of the announcement. One year trial/probationary period may be required. Direct deposit of pay is required. When you perform a Civilian Permanent Change of Station (PCS) with the government, the Internal Revenue Service (IRS) considers the majority of your entitlements to be taxable. Permanent Change of Station (PCS) allowances may be authorized, subject to the provisions of the Joint Travel Regulations and an agency determination that a PCS move is in the Government Interest. Relocation/Recruitment incentive may be authorized for a highly qualified candidate and an agency determination that payment is in the Government Interest. If incentives are authorized a service agreement is required. Defense National Relocation Program (DNRP) may be authorized.
