Job Description

Summary : Manage and direct the property loss reconstruction process for both insured and uninsured property losses, including those caused by fire, flood and other water, wind, etc . Participate in the insurance claims process for insured losses . Complete other initiatives and projects as directed by the Vice President of Major Projects, Facilities . Position provides support to other departments for information requests as directed.Essential Duties and Responsibilities include the following (other duties may be assigned):Property Loss Reconstruction Manage and direct the property loss reconstruction process Receive initial reports of damage and assist in determining emergency response steps, tasks and responsibilities, including contractor selection Determine severity of damages and develop reconstruction scope and specifications , including field visits as required Engage architects and engineers (as needed) to begin permitting process in advance of contractor selection Solicit bids from contractors to complete full reconstruction/restoration of the loss Ensure contractor applies for and obtains any required permits, utilizing the architecture and engineering provided by Morgan Properties Conduct job meeting with Operations, Facilities and contractor for appropriate project start Work with Regional Facilities Managers and Facilities Area Vice Presidents to manage the reconstruction/restoration through to completion Coordinate with contractors on change orders and other construction issues to ensure scope and pricing are appropriate and required Review invoicing to make sure payments are consistent with the agreed upon terms of the contract Conduct final punch list and certify contractor completion Proactively plan for damage response , including identification of architects, engineers and contractors in each market . Communicate expectations and requirements to third parties . Stage personnel and equipment in advance of expected losses ( ie hurricanes) when possible Maintain tracking and status updates for all losses for communication to internal and external parties Insurance Claim Management Participate in the insurance claims process, including attending regular calls for status updates Provide backup documentation to substantiate claimed amounts Communicate change order requirements and costs Otherwise support the insurance claims process for property losses Major Capital Projects Research, bid, contract and manage other major capital projects as directed Values:At Morgan Properties, we enhance the lives of our residents by providing exemplary service, a best-in-class living experience, and a place they can truly call HOME. A.) from four-year College or university preferred A minimum of two years of experience in estimating, contracting and project management Physical Requirements: This role requires prolonged periods of sitting at a desk and working on a computer. This position requires the ability to lift up to 50lbs.Work Environment: The noise level in the work environment is moderate and consistent with that of a professional office setting.
