Job Description

About the Job Position Summary: The BAS Controls Project Manager is responsible for the end-to-end delivery of Building Automation and HVAC Control systems. This is a high-impact role requiring the ability to manage multiple complex projects simultaneously, ranging from initial design and submittal phases through programming, commissioning, and final closeout. You will serve as the primary point of contact for all stakeholders, ensuring that Flo-Rite's technical solutions are profitable, on schedule, and aligned with our core values. Why Flo-Rite Mechanical/Odyssey Controls? At Flo-Rite, we don't just install parts; we optimize environments. We are looking for a BAS leader who wants to be more than a coordinator-we want a strategist who can scale our controls division through disciplined project management and a commitment to the TRACI values. Key Responsibilities:Multi-Project Oversight: Lead 5+ concurrent BAS projects at various stages of the lifecycle. Coordinate internal labor (technicians/programmers) and external subcontractors to ensure project velocity. Stakeholder Management: Act as the lead liaison between internal teams (Sales, Engineering, Service) and external partners (General Contractors, Mechanical Contractors, Architects, and Facility Owners). Subcontractor Coordination: Vet, hire, and manage electrical and mechanical subcontractors. Ensure their scope of work aligns with project specifications and Flo-Rite's safety standards. Profitability & Progress Reporting:Maintain "Real-Time" visibility into project health using BuildOps and Monday.com. Perform monthly "Work-In-Progress" (WIP) reviews to track labor hours, material spend, and margin of erosion. Proactively manage Change Orders to capture additional value and man-hours. Technical Validation: Review sequences of operations, point lists, and wiring diagrams to ensure the engineering team's output meets the client's functional needs. TRACI Core Values Expectations: Your success at Flo-Rite is measured not just by what you build, but how you lead. You will be evaluated on these core pillars: Trust: You must act as a reliable advisor to our clients. If a project hits a technical snag, you lead with transparency, providing honest timelines and solutions rather than excuses. Respect: Our field technicians and subcontractors are the backbone of our success. You are expected to manage them with professional dignity, ensuring they have clear instructions and safety equipment needed to succeed. Accountability: You own the P&L (Profit and Loss) of your projects. You are responsible for identifying budget overruns early and taking corrective action to protect the project's bottom line. Collaboration: BAS is the "brain" of the building. You must work seamlessly with the Mechanical Construction team to ensure the hardware and software are integrated perfectly, avoiding "finger-pointing" between trades. Innovation: You are encouraged to seek "The Flo-Rite Way"-finding smarter, faster ways to program, commission, or install systems that save the client money and increase our efficiency. Required Qualifications:Experience: 5+ years of Project Management experience specifically within the BAS/BMS or HVAC Controls industry. Technical Savvy: Strong understanding of HVAC mechanical systems, DDC controllers, and protocols (BACnet, Modbus, LonWorks). Software Proficiency: Experience with project management software (Monday.com, BuildOps, Procore, or similar) and financial reporting tools. Education: Bachelor's degree in Mechanical/Electrical Engineering or equivalent field experience in the trades. Certifications: PMP certification or manufacturer-specific BAS certifications (Tridium Niagara, Schneider, Siemens, etc.) is a plus. Benefits:Employer Paid Medical Insurance Dental & Vision Insurance Enhanced Incentive Program with opportunity for performance-based Bonuses Opportunities for personal/professional growth and development via on the job training and paid ongoing education 8 company holidays plus Paid Time Off Company uniforms provided 401(k)
