Job Title: Maintenance Technician Reports To: Lead Maintenance RCMI Property: Village at Iron Blossom GENERAL PURPOSE OF JOB The Maintenance Technician supports the overall maintenance operations of the property by performing corrective, preventative, emergency, and cosmetic repairs, as well as completing make-ready units. This role ensures the physical asset is maintained in a safe, functional, and visually appealing condition consistent with company standards and operational objectives. DUTIES, RESPONSIBILITIES AND KEY ACCOUNTABILITIES The following duties are essential to the successful performance of this position. This list is not exhaustive and may be supplemented as necessary to meet operational needs. 1. Preventative & Routine Maintenance Performs ongoing maintenance and repairs to preserve property integrity, including: Electrical and plumbing systems HVAC systems (A/C and heating) Boilers (gas and electric) Water irrigation systems Interior and exterior lighting Gas fixtures and appliances (when applicable) Security systems and fire protection equipment Pool and pool equipment Grounds maintenance and detailing 2. Corrective & Emergency Repairs Diagnoses and performs repairs to maintain safe and functional property conditions, including: Roofing, gutters, fasteners Ceiling leaks and walls Stairs, gates, fences, patios, railings Doors, locks, cabinets, windows, sliding glass doors Tile, carpet, flooring Fireplaces and ceiling fans P.O. boxes and locking systems 3. Unit Turns & Make-Ready Process Completes make-ready units in accordance with quality standards Prepares units for occupancy within required timelines Coordinates with management regarding readiness status 4. Inventory, Tools & Shop Management Maintains clean, organized, and safe maintenance shop Ensures adequate inventory of parts and supplies Properly stores and maintains tools and equipment Reports major repair needs prior to expenditures 5. Customer Service & Professional Conduct Provides professional and courteous service to residents Maintains professional appearance at all times Communicates effectively with management and residents Supports team members and property operations 6. On-Call & Additional Assignments Participates in on-call rotation Responds to after-hours emergencies as required Completes special projects assigned by Lead Maintenance, Property Manager, or Regional Maintenance Supervisor 7. Other Projects and Duties Complete additional projects assigned by the Senior Leadership or Regional Supervisor as the business needs may arise. 8. Key AccountabilitiesTimely completion of assigned work orders and service requests Completion of make-ready units within established turn-time standards Proper reporting of major repairs prior to cost expenditure Participation in on-call rotation and emergency response Maintenance of safe and organized shop and work areas Compliance with safety policies and company procedures CAREER PROGRESSION Maintenance Technician roles may progress based on performance, certifications, and demonstrated leadership: Maintenance Technician I (Entry Level) Maintenance Technician II (Intermediate) Maintenance Technician III (Advanced) Lead Maintenance Technician Area Maintenance Supervisor Advancement is based on experience, certifications, technical competencies, performance, and business needs. POSITION REQUIREMENTSCore Competencies Technical Proficiency - Demonstrates working knowledge of building systems and performs repairs accurately and safely. Problem Solving - Identifies root causes of maintenance issues and implements effective, lasting solutions. Time Management - Prioritizes work orders and tasks efficiently to meet deadlines. Attention to Detail - Ensures repairs and make-ready units meet quality standards without oversight. Customer Service Orientation - Maintains professional and courteous interactions with residents and team members. Communication Skills - Clearly communicates repair needs, project updates, and concerns to management. Safety Awareness - Adheres to OSHA standards and company safety procedures at all times. Team Collaboration - Works cooperatively with maintenance and management teams to support property goals. EDUCATION and/or EXPERIENCEHigh School Diploma or GED equivalent required 1-3 years of maintenance experience required HVAC Certification preferred Valid Driver's License required COMPUTER, TECHNICAL & EQUIPMENT SKILLSBasic Microsoft Office proficiency Ability to safely operate high-powered maintenance tools and equipment Working knowledge of building systems, HVAC, plumbing, and electrical systems WORK ENVIRONMENT This job entails moderate noise and clear vision.
