POSITION TYPE: Permanent, 12-month SHRA, FLSA non-exempt, Mandatory NCSSM and the Plant Facilities Department foster an environment of collaboration across departments and divisions and support community-engaged service and research. Description of Duties: The Plant Facilities Department of NCSSM provides effective service to all 16 buildings and areas of the 27 acre NCSSM-Durham Campus. Plant Facilities provides a variety of services that include housekeeping, grounds, plumbing, electrical, steam plant, HVAC, general maintenance and repair, carpentry and painting. The HVAC Mechanic is responsible for the operation, maintenance, and repair of the mechanical systems that support building operations on the NCSSM-Durham Campus. This position ensures the efficient and safe operation of HVAC, steam, chilled water, and related systems. The HVAC Mechanic works both independently and as a part of a team, assisting with a variety of preventive maintenance tasks, repairs, and operational support needs across the campus. This position is designated as mandatory to school operations and is required to report to work in the event there is an emergency closing; adverse weather; or public health emergency. Duties and responsibilities include but are not limited to the following. HVAC and Mechanical Systems Maintenance Plant Operations & Monitoring: Operate, monitor, and record data for boilers and chillers, including manual operation of the boiler plant and tracking system pressures and temperatures. System Maintenance & Repair: Perform preventive maintenance, repairs, and scheduled filter changes on HVAC, plumbing, and pneumatic/electrical control systems. Component & Infrastructure Care: Inspect and maintain specific hardware - such as motors, pumps, and valves - and implement engineering changes to improve system infrastructure. Safety, Reporting, and Communication Reporting & Communication: Provide status updates and safety reports to leadership and state offices while coordinating with stakeholders to ensure priority alignment. Emergency Response: Diagnose and repair issues related to the campus fire alarm systems, as needed and participate in a rotating on-call schedule for after-hours emergencies. Facilities Operations and Support Equipment & Inventory: Install and maintain kitchen and dining equipment while managing material lists to sustain HVAC inventory. Operational Coordination: Schedule projects to minimize campus downtime and provide cross-departmental support within Plant Facilities. Logistics & Labor: Relocate state surplus property and furniture, and perform new equipment installations as assigned. Knowledge Skills and Abilities/Management Preferences HIRING SALARY RANGE: $47,263 - $52,514 Hiring salary will be determined based on education, experience, equity, budget, and market considerations. Management Preferences: Graduation from HVAC/Refrigeration trade school with a minimum of three (3) years of progressive experience in HVAC systems, including chillers, air handlers, and chilled water distribution. Proven ability to diagnose and repair mechanical issues using blueprints, technical manuals, and diagnostic catalogs. Strong interpersonal skills (verbal and written). Working knowledge of Google Workspace and the ability to learn other computer programs, as needed. Commitment to thoroughness when conducting preventive maintenance and diagnostic inspections.
