About the Role: The Project Manager (on-site) will be responsible for leading and overseeing projects from initiation through completion, ensuring that all objectives are met within scope, time, and budget constraints. This position will provide a wide range of project and client support and services to the Frauenshuh Corporate Service and Property Management teams including work in the areas of project management, new construction, tenant improvements, building renovation and special projects. The position works closely with the Frauenshuh teams in the form of: Support of senior level staff on various projects as needed. Prepare project management charters, plans, programs, or assessments for existing and new client projects and/or portfolios to include: Dashboards Gantt charts Project scheduling Resource planning Team collaboration Time recording and tracking Issue tracking Project reporting Performing owner or client representation services by coordinating the architectural and construction processes including development of project charter, stakeholder analysis, budget pricing, specifications, bid criteria, solicitation of bids, awarding/execution of contracts, financial controls, financial submissions, project oversight, value engineering and documentation of completed projects. Coordination of Tenant moves as needed which may include furniture, IT, low voltage, signage, or other requirements; and Performing construction management/general contracting services and/or supervisory functions for various Frauenshuh portfolio projects and assigned client assignments. ESSENTIAL FUNCTIONS: Manage various stakeholders and team members throughout various projects Prepare initial schedule, budget for stakeholders' review, and manage project to that scheduled and budget Identify risks and conflicts for projects to prevent or mitigate throughout the project process Assists and participates in the selection of architects, general contractors and other vendors as needed through the development of RFQ and the interview process. Plans, directs, and coordinates activities pertaining to the design, construction, renovation, and maintenance of assigned projects as directed by the Account Manager(s) in accordance with company policies and standards. Works closely with corporate services team and development and management staffs to provide preliminary cost estimates, schedules, and project management plans for construction projects, including new development, renovations, tenant improvements and other projects directed by the team. Support the efforts of the team in seeking ways to minimize costs by way of creative delivery methods and solutions, competitive bidding, and value engineering. Provide input as to team resources, cost, schedule, and code to ensure all factors are considered. Oversee and supervise approved projects with strict adherence to price, documentation, and schedule. Coordinate all architectural, construction or other project activities with the property management, development, and leasing staffs to minimize disruption of building tenants and allow for effective communication to the affected parties. Award and see to the proper execution of contracts and ensure contractors are properly licensed and insured. Comply with and utilize AIA documentation as required/directed. Track administrative/financial aspects of all projects including pay applications, budget comparison, monthly cost assessments, final accounting, and documentation. As directed utilize AIA criteria. Assist in the development of company standards related to project and construction management best practices and standards. Develop business and services relationships with existing and new clientele, business partners and third-party services. QUALIFICATIONS Education: Bachelor's degree. Advanced degree or certification in project management or industry related certifications are benefits, but not required. Experience: Preferred project management and/or construction management experience focused in the areas of commercial construction including general improvements ranging from $10,000 - $5,000,000. Skills and Knowledge: Excellent verbal and written skills and the ability to work in cooperation with a diverse group towards a common goal. Ability to manage multiple projects at multiple stages is a requirement of the position. Strong fiscal management skills, the ability to utilize tools including Microsoft Project, Excel, Word, Outlook, Nexus, and other tools as required. Skills: The required skills such as project coordination, project planning, and scheduling are essential for organizing tasks and managing timelines effectively on a daily basis. Proficiency in Microsoft Project and other project management software enables the Project Manager to create detailed plans, track progress, and generate reports that inform decision-making. Managing project documentation and administration ensures that all project information is accurate, up-to-date, and accessible to stakeholders, facilitating transparency and accountability. Understanding the project life cycle allows the Project Manager to anticipate challenges and apply appropriate methodologies to guide projects through each phase successfully. Preferred skills like Agile frameworks and experience with remote teams enhance the ability to adapt to dynamic project environments and foster collaboration across diverse groups.
