The Opportunity The Purchasing Manager plays a critical role in supporting KB Home's construction operations by overseeing all purchasing activities and ensuring cost-effective, high-quality outcomes. In this role, you'll lead trade partner management, contracts, cost analysis, and purchasing processes while partnering closely with cross-functional teams. This position is well-suited for an experienced purchasing professional who thrives on collaboration, leadership, and driving operational excellence. Key ResponsibilitiesPurchasing Operations Oversee all purchasing activities including trade partner management, contracting, bidding, negotiations, approvals, and processing. Resolve subcontractor, supplier, and production issues. Maintain online bidding systems (KBTPO, Buzzsaw). Manage option costs and review/approve purchase orders. Create and distribute daily management reports (e.g., VC data). Perform budget analysis and review cost variances. Manage vendor rebate programs. Review base costs and options for all starts. Track lumber and truss pricing changes. Implement contract updates related to plan and product changes. Internal Cross-Functional Support Partner with Studio, Operations/Production, Land, and Sales teams on purchasing-related needs. Work with NAPA to track and collect rebates and review subcontract agreements. Collaborate with National Purchasing to provide division-level feedback and respond to requests. Provide leadership with timely updates on key projects, risks, and areas requiring attention. People Leadership & Process Improvement Recruit, train, develop, and retain Purchasing team members. Identify performance gaps and implement coaching or development plans. Ensure completion of all required training and performance reviews. Develop, document, and implement purchasing policies and procedures. Approvals & Compliance Oversight Manage approval processes for starts, contract changes, and field purchase orders. Additional Responsibilities Represent the Southwest Region in National Contracts/Purchasing discussions. Assist with WRAP insurance rate renewals. Provide direct cost estimates for proposed land acquisitions. Ensure compliance with Energy Star standards, building code updates, and EPG requirements. What You BringA bachelor's degree in a related field or equivalent work experience. 4-6 years of purchasing experience in the real estate or homebuilding industry, with a strong understanding of residential construction and the materials required for single-family and multi-family builds. Experience leading or managing a team, including coaching, developing talent, and driving performance (2+ years preferred). Strong analytical capabilities, including comfort with budget review, direct cost analysis, and identifying cost variances. Excellent organizational skills with the ability to multitask, prioritize, and meet deadlines in a fast-paced environment. Strong communication, negotiation, and problem-solving abilities, with the ability to build and maintain strong vendor, trade partner, and internal relationships. A collaborative, solutions-oriented approach with a professional, supportive demeanor. Demonstrated ability to lead and support team performance aligned with company expectations. A positive attitude and commitment to delivering accurate, high-quality work. RequirementsThe ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation. Ability to stand or sit for extended periods. Ability to move about work location. Ability to drive/travel throughout the designated area to construction sites as needed. Ability to walk up and down stairs. Ability to observe details at close range and communicate information so others will understand. Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio). Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales). Maintain a professional and ethical conduct to reinforce company goodwill and profitability.
