Estimator for Commercial Building Projects

Job Description A well-established and growing Commercial General Contractor specializing in vertical construction is in search of an experienced Commercial Construction Estimator (Ground-Up & Large-Scale Renovation) with a minimum of 5 years of experience estimating comprehensive building projects. This is a dedicated commercial building role. We are looking for someone with a focus on commercial projects rather than residential, landscaping, restoration, or trade-only estimating. This position plays a crucial role in preconstruction, shaping competitive bids for ground-up and major renovation commercial projects valued between $5M and $30M+. Position Overview The Estimator will spearhead the pricing efforts for full-scope commercial vertical construction projects, working closely with ownership, preconstruction teams, project management, and subcontractors to produce complete, competitive, and profitable proposals. Potential projects may include medical offices, retail spaces, industrial facilities, municipal buildings, and tenant improvements. Key Responsibilities Prepare detailed conceptual budgets and hard-bid estimates for ground-up commercial buildings. Conduct thorough quantity takeoffs across all CSI divisions. Solicit, scope, and evaluate subcontractor bids for complete building scopes. Define and clarify scopes of work for structural, envelope, and interior trades. Identify opportunities for value engineering. Analyze drawings, specifications, and bid documents. Engage in preconstruction meetings and client discussions. Facilitate bid turnover to operations teams. Required Qualifications 5+ years estimating experience with a Commercial General Contractor. Proven track record in estimating full-scope vertical construction projects ($5M+). Strong experience with ground-up commercial buildings and major renovations. Expertise in pricing across structural concrete, steel, envelope, MEP, and interiors. Familiarity with tools like Bluebeam, PlanSwift, OST, ProEst, Sage Estimating, or similar. Advanced proficiency in Excel. Capable of independently reviewing and interpreting plans and specifications. Note: Experience in residential, landscaping, restoration, or specialty subcontractor estimating will not be considered. Preferred Qualifications A degree in Construction Management, Engineering, or a related field. Experience with Design-Build, CMAR, or negotiated commercial projects.
