Job Description

The Lead Project Manager oversees and coordinates all facets required for the successful and timely execution of construction projects while ensuring safety, budget adherence, and specified quality standards. As a key leader, you will direct project teams, provide both administrative and technical guidance, facilitate project meetings, maintain essential records, and supervise project closeout activities. Your role involves delegating tasks to team members, offering oversight and direction, while working collaboratively with Site Superintendents on complex construction projects. You will report directly to the Senior Vice President - SER. Estimating: Engage in the preconstruction phase by attending meetings, gathering subcontractor pricing, and creating scopes of work for all trades. Review project drawings to identify conflicts and prepare requests for information (RFIs). Proactively create cost-effective solutions and develop preliminary schedules for both preconstruction and construction phases. Budgeting: Collaborate with the Estimating team to create comprehensive project budgets. Thoroughly analyze project requirements, verify scope, and review subcontractor estimates for accuracy. Implement real-time controls to monitor cost impacts and analyze cash flow necessities. Oversee value engineering processes and prepare budgets for soft costs. Procurement: Schedule the purchase and timely delivery of project materials, as well as manage long lead subcontractor items. Review all plans, specifications, schedules, and budgets before awarding contracts to subcontractors. Carefully examine owner contracts and ensure understanding of contract qualifications. Supervise the setup of project management systems in Procore. Project Execution: Continuously monitor project progress to ensure adherence to the schedule, using metrics for resource utilization against percent complete. Manage project scope by addressing changes impacting budget and schedule, making adjustments to maintain timelines, and negotiating any necessary fee modifications with clients. Conduct monthly job reviews and weekly site visits to evaluate project needs and allocate appropriate resources to address challenges. Organize and lead ongoing Owner/Architect/Contractor meetings and prepare monthly billings for owners. Guide the project closeout process, assess change orders, and prepare owner change orders. Developing People: Manage, mentor, and cultivate a positive working environment for staff members, including Project Coordinators, Project Engineers, Assistant Project Managers, and interns. Stakeholder Relations: Ensure strong relationships with clients to foster long-term, mutually beneficial partnerships. Understand stakeholders' needs and pain points, providing support necessary to help them fulfill their objectives. Entrepreneurial Builder: Build and sustain successful relationships with clients, design teams, vendors, and subcontractors to align with and surpass Company core values. Develop and implement strategies for generating new project opportunities, identifying prospects within targeted segments, and coordinating with Business Development and Preconstruction teams. Engage enthusiastically in recruiting, mentoring, and team development initiatives. Exhibit a clear vision for sustainable growth. Requirements: Bachelor's Degree in Engineering, Construction Management, Business Administration, or a related field, or equivalent experience. 15+ years of progressive experience managing ground-up commercial or multi-family construction projects with general contracting firms across various market sectors. Experience managing negotiated or hard bid projects within diverse market sectors, with contract values ranging from $10 - $50M+. Demonstrated competence in project management, estimating, scheduling, budget/cost control, negotiation, field logistics, and financial reporting. Previous experience leading, coaching, and developing team members while delivering quality work in a positive environment.
