Join Our Team as a Property Maintenance Technician Level II or III at Marsden Services, L.L.C. Shift: 8am-4:30pm, Monday-Friday Location: Rochester MN (One Property) As a Property Maintenance Technician, you will play a vital role in ensuring our property meets the highest standards of operation and safety. Your responsibilities will include: Performing a variety of maintenance duties, including equipment installation, troubleshooting, repairs, and preventative maintenance, to keep the property and grounds in optimal condition. Scheduling, prioritizing, and completing work orders effectively within a 48-hour timeframe. Conducting basic repairs related to HVAC, electrical systems, carpentry, plumbing, appliances, and windows. Assisting in monitoring maintenance tasks and prioritizing work orders as needed. Carrying out all assigned site-level preventative maintenance inspections and duties. Preparing vacant units for new residents as assigned. Collaborating with vendor teams on various maintenance projects. Maintaining an adequate inventory of hand tools, parts, and supplies to ensure a fully equipped workshop. Exhibiting a positive, respectful, and professional demeanor with all residents, vendors, colleagues, and the public. Providing on-call emergency maintenance services as scheduled. Assisting in the training and mentoring of new maintenance technicians. Attending relevant training courses and ensuring compliance with required certifications. Adhering to company and customer safety programs and promoting a safe workplace environment. Requirements: Ability to thrive in a physically demanding role, including frequent kneeling, lifting, pushing, pulling, and bending. Regular lifting of more than 20 lbs and frequent lifting of up to 80 lbs with assistance. Capability to work at heights, navigate ladders, and handle uneven surfaces and confined spaces. Exposure to various environmental conditions, including outdoor weather and temperature fluctuations. Handling tools and supplies with sharp edges safely. High school diploma or equivalent required. 2-year technical degree or equivalent work experience preferred. Four years of experience in multi-family or commercial building maintenance. Intermediate computer skills, including email, internet-based systems, and Microsoft Office, particularly Excel. All levels of boiler licenses are accepted and preferred. Must provide own hand tools, including a variety of essential maintenance tools. Effective communication skills, both written and orally. Strong interpersonal skills and a valid driver’s license. Access to reliable transportation is essential. Decision-making, problem-solving, and time management skills are crucial. Able to manage multiple tasks simultaneously and work collaboratively in a team. Must be available for on-call duties, including weekends as scheduled, and be open to overtime when necessary.
