The Engineering Supervisor will be responsible for shift coverage and therefore must possess strong trouble-shooting skills in all areas of maintenance in guest rooms, meeting space, and front of the house areas, as well as back of house areas including kitchen, laundry, electrical, mechanical and HVAC systems, using a windows based computer system. Ability to read blue prints and schematics is also required. A minimum of 5-years building maintenance experience is required, with hotel experience preferred. A strong working knowledge of all major building systems, including life-safety systems, is required for this position. Good communication skills are necessary. Additionally, this position requires strong leadership skills, and a willingness to work different shifts as the demands of business dictates. Primary Functions 1) Scheduling: . • Track and maintain labor hours and labor standards for all maintenance activities. 2) Profit: • Effectively manage and control all maintenance expenses including labor, overtime, supplies, etc., and seek and implement cost saving strategies. Monitor and control daily costs per occupied room (CPOR) for all maintenance activities. 3) Quality: • Guest Service: Ensure that the hotel meets or exceeds Brand Standards for Guest satisfaction. • Facilities: Ensure that the hotel meets or exceeds Brand Standards for quality of facilities. 4) Leadership: • Leading: Motivate, coach, and train team members, set goals and hold team members accountable, and provide appropriate feedback, rewards, and recognition. • Work Ethic: Demonstrate a high level of integrity, take ownership of personal and team actions, communicate effectively, promote collaboration, nurture a positive, professional work environment, and adhere to the Company's policies and procedures. false false false EN-US X-NONE X-NONE MicrosoftInternetExplorer4 Principle Responsibilities and Duties Directly supervise all engineering projects, and ensure proper completion of all duties. Direct and coordinate all the maintenance activities of the hotel's facilities, including routine and preventive maintenance of guest rooms, public areas, back of house, and laundry operations. Ensure the proper appearance of the hotel from the entrance to the roof. Direct and coordinate the maintenance of the parking lot and walk ways, the landscaping, service and trash areas, and the exterior of all buildings. Act as the Manager on Duty (MOD) when scheduled as such by the General Manager or Assistant General Manager. • Ensure that the highest quality of service is provide to the guest at all times and anticipate and exceed guest expectations. Essential Job Functions Understand and be able to use the property management system. Have a good understanding of all hotel operating procedures. Enforce all existing and new policies and procedures with the Engineering Team Members. Maintain proper staffing in all areas of responsibility. Address Guests' complaints in a manner which results in superior Guest service. Communicate with other hotel departments regarding problems which need attention. Follow procedures for notifying the proper Company management and civil authorities in the event of an emergency or anticipated emergency. Actively enforce all safety policies to protect Team Members, Guests, and Company Assets. Prepare department schedules in accordance with labor budget, forecasting for business levels, and maintaining productivity. Adjust schedules as necessary throughout the week to meet the business demands. Assign work to Engineering Team Members in a manner which ensures efficient, quality work. Manage the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, electrical, and life safety systems. Maintain and operate equipment at optimum effectiveness, efficiency, and safety. Establish and manage an effective rooms maintenance program. Manage department's controllable expenses to achieve or exceed budgeted goals. Ensure facility regulatory compliance and safety standards. Ensure compliance with all Engineering Department standards, policies and procedures. Help establish priorities for total hotel maintenance needs. Maintain complete and accurate logs and records as required. Inspect and evaluate the physical condition of facilities in order to determine the type and extent of work required. Recommend and arrange for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment. Select and order or purchase new equipment, supplies, and furnishings. Inspect grooming and attire of staff; rectify any deficiencies. Ensure that staff reports to work as scheduled. Document any late or absent Team Members. Coordinate breaks for Team Members.
