MEP Preconstruction Estimator - Modular Construction

Position SummaryThe MEP Preconstruction Estimator is responsible for leading mechanical, electrical, and plumbing estimating efforts during the preconstruction phase for modular and offsite manufacturing projects. This role defines modular scope, collaborates with internal design and operations teams, engages trade partners for pricing, and supports value engineering efforts to secure profitable work.This position plays a critical role in aligning design, fabrication strategy, and field execution to ensure accurate budgets, well-defined subcontract scopes, and competitive proposals.Key ResponsibilitiesEstimating & Preconstruction Prepare detailed MEP estimates for modular and prefabricated scopes of work.Define and clearly scope modular versus site-installed work.Develop conceptual, schematic, and budgets.Analyze drawings, specifications, and other contract documents.Prepare quantity takeoffs and pricing breakdowns.Assist in bid leveling and comparison analysis. Scope Definition & Trade Partner Engagement Develop and communicate clear scopes of work for MEP subcontractors.Solicit pricing from mechanical, electrical, plumbing, and specialty trade partners.Conduct scope reviews and leveling discussions with trade partners.Maintain and grow relationships with key MEP trade partners.Write, track, and respond to pre-bid RFIs. Design & Interdepartmental Collaboration Work closely with engineering, VDC/BIM, manufacturing, and operations teams to align design with fabrication strategy.Provide constructability input specific to modular/offsite execution.Support value engineering and cost optimization initiatives.Assist in transitioning awarded projects from preconstruction to operations. Proposal & Business Development Support Collaborate with the estimating and preconstruction team to develop competitive proposals.Participate in client meetings, design reviews, and pricing presentations when required.Support proposal narratives related to MEP scope and modular strategy. Qualifications 5+ years of experience in MEP estimating or preconstruction.Experience in industrial, manufacturing, or mission-critical construction preferred.Strong understanding of mechanical, electrical, and plumbing systems.Experience defining subcontract scopes and leveling bids.Ability to read and interpret construction drawings and specifications.Familiarity with modular construction or prefabrication is strongly preferred.Strong communication and collaboration skills.Proficiency in estimating software and Excel.
