This leader is responsible for operating, maintaining, and repairing boiler and auxiliary boiler room equipment. They will also maintain heating, lighting, ventilating, air conditioning, power refrigeration, building electrical and controls, water treatment, and other mechanical and electrical equipment. This position reports to the Property Manager.COMPENSATION AND BENEFITS:$42 to $44 per hour depending on experienceMedical, dental ,vision and life insurancePaid time off401K, after the initial work probation periodUniforms and Cell phone reimbursement are available at the time of hireAnnual bonus based on performancePRIMARY RESPONSIBILITIES:Supports the daily operation of all mechanical equipment in the physical plant and buildingMaintains and repairs building Mechanical, Plumbing, Electrical, Structural, Furniture, Fire, Life Safety, and Control Systems.Monitors operations and maintains refrigeration, water cooling and air conditioning equipment, boilers, heating, ventilating and hot water equipment, pumps, valves, piping and filters, other mechanical and electrical equipment, changing light bulbs and ballastsAbility to troubleshoot Building Mechanical, Electrical, and Plumbing (MEP) systems with little or no supervisionPerforms and/or completes all tenant service requests accurately and with minimal tenant disruptionsManage Building Management System (BMS) / Energy Management SystemMaintains maintenance logs and recordsPerforms preventive maintenance tasksComplies and supports building policies and proceduresLeads/Actively participates in emergency response procedures technical and safety training programsPerforms all work using the proper safety equipment and in a safe mannerOversees service and repair contractors throughout the buildingReviews and approves plans submitted to management by condo owners to ensure construction work meets all building codesOther duties as assignedPERFORMANCE MEASUREMENTS:Follows and disseminates all safety procedures for self and teamNo preventable building operational downtimeSchedules/Follows maintenance and testing routinesHigh Degree of Tenant SatisfactionSolid Observational Impression of building and mechanical roomsQUALIFICATIONS:10+ years' experience maintaining equipment and systems in residential buildingsDemonstrated knowledge of engineering and building systemsHistory of trades education and trainingHigh-level experience and skills in operating, troubleshooting, maintaining, installing, and repairing equipmentBasic technology skills necessary to manage work order applications on mobile phone and learn to operate Building Automation SystemsHigh School diploma or equivalent, and must be able to communicate effectively in EnglishOccasionally work overtime to perform necessary repairs or maintenance that are necessary to complete during off-hoursMust meet the occupation requirements, such as lifting 50 lbs., walking distances, kneeling for 1 hour, and climbing ladders.Must have reliable transportationMust possess a CFC Universal certificationPossession of a valid Maryland 1st or 2nd Class Stationary Engineers License or a DC 3rd Class Steam Engineers license are not required, but considered a plus
