Position Overview We are seeking a driven and operationally strong Special Projects Division Manager to lead, grow, and optimize our small projects division in the Seattle market. This leader will be responsible for selling, estimating, and project managing self-perform commercial restoration projects while building the structure, processes, and team performance needed to scale division revenue and profitability. This is a high-impact role suited for a hands-on construction professional who understands restoration scopes, thrives in fast-paced environments, and can blend business development with operational leadership. Key Responsibilities Business Development & Sales Develop and maintain relationships with property managers, building owners, facility managers, and consultants Identify and pursue small project opportunities including repairs, maintenance scopes, and targeted restoration work Conduct site visits, assess conditions, and develop scopes of work Prepare and present proposals with clear scope, pricing, and schedule expectations Achieve division sales and gross margin targets Estimating Perform detailed takeoffs and cost estimates for self-perform restoration work Price labor, materials, equipment, and subcontractor support when needed Ensure estimates align with company margin goals and production capabilities Review job costing data to continuously improve estimate accuracy Project Management Oversee projects from contract award through closeout Plan labor, materials, and equipment for efficient project execution Manage schedules, budgets, change orders, and job documentation Maintain strong communication with clients throughout project lifecycle Ensure projects are delivered safely, on schedule, and within budget Division Leadership & Operations Lead and develop field crews dedicated to special projects work Establish and refine division processes, workflows, and performance standards Improve estimating templates, production tracking, and job cost reporting Implement procedures that drive efficiency, accountability, and profitability Monitor KPIs including revenue, gross margin, cycle time, and backlog Collaborate with executive leadership on growth strategy and resource planning Qualifications 7+ years of experience in commercial restoration, specialty contracting, or related construction field Strong background in self-perform scopes such as concrete repair, waterproofing, masonry restoration, coatings, sealants, or similar disciplines Proven experience in estimating and managing small-to-mid-sized construction projects Demonstrated success in client-facing sales and relationship management Experience leading crews or managing a division, department, or business unit preferred Strong financial acumen with understanding of job costing and margin control Proficient in construction estimating and project management software Valid driver's license and ability to travel to job sites in the Seattle area If you are interested in immediate consideration please send resume to Mike Murphy at
