The listed pay range or pay rate reflects compensation for a full-time equivalent (1.0 FTE) position. Actual compensation may differ depending on assigned hours and position status (e.g., part-time). Pay Range: $67,225.60 - $99,325.82 Scheduled Weekly Hours: 40 Position Overview SUMMARY (Basic Purpose of the Job) Oversees and tracks leases of rental properties in Capital Health's portfolio as well as Condo Association documents as part of an integral team partner of accounting, administrative, and legal department within Capital Health. Follows leases of financial transactions, such as rents, sublease payments, renewals, taxes, and property expenses as well as Condo Association financial transactions. Leads in the development of new leases and real estate acquisitions, as well as property market analytics. MINIMUM REQUIREMENTS Education:Associate's Degree or equivalent experience. Valid Driver's license with an acceptable driving record. Experience:Five years of lease management and condo association experience and market analysis for commercial property. Healthcare experience a plus. Other Credentials:Drivers License Knowledge and Skills:Possesses excellent organizational, interpersonal, conflict resolution, and verbal and written communication skills. Strong analytical skills with high level of attention to detail and accuracy. Familiarity or knowledge of commercial leasing required. Special Training:Working knowledge of Microsoft office (Word, Excel, Outlook). Knowledge of lease tracking software, ie, LeasCalcs, is a plus. Mental, Behavioral and Emotional Abilities:Ability to organize timelines and follow up promptly with clients and tenants. Usual Work Day:8 Hours Reporting Relationships Does this position formally supervise employees? No If set to YES, then this position has the authority (delegated) to hire, terminate, discipline, promote or effectively recommend such to manager. ESSENTIAL FUNCTIONS Leads and executes real estate strategies to support Capital Health's strategic growth in the healthcare market. Performs legal lease reviews of new leases and renewals. Administers lease signings and lease amendments when necessary. Creates abstracts for leases and inputs lease data into a lease software database (Leascalcs) for tracking and updating. Performs lease audits to include critical dates tracking, CAM charges, operating expense review, lease renewal options, repairs and maintenance, information management and reporting. Acts as liaison to property owners and Capital Health Legal, Accounting, Risk Management and CHMG Departments to ensure compliance with lease contracts. Oversees and ensures billing and all other financial transactions are being handled in a timely manner, and informing necessary personnel of any missing or late payments. Develops lease abstract reports for Capital Health's Finance and Risk Management Departments as necessary to track financial and insurance information and maintains up to date lease requirements for insurance certificates. Supports the lease assignments/assumptions/negotiations on behalf of CHMG when on-boarding practices with existing properties. Conducts property assessment as needed to properly evaluate for correct FMV of rental rates and real estate purchases. Manages Condo Association documents and requirements of the association, assists/coordinates set up of new associations, manages association meetings, minutes, and disseminate information to owners. Represents organization on the board of such condo associations. Performs set up of utilities for properties as needed and assists with maintaining utility/accounts spreadsheet. Maintains and updates existing property location spreadsheets. Coordinates lease specific financial and property management obligations in collaboration with Director of Project/Property Management and Project/Property Manager.
