GeneralSummary of Position ThePrefabrication Project Manager (PPM) oversees projects that involvemanufacturing building components or entire modules off-site, in a controlledfactory environment, and then assembling them on-site. These projects requirespecialized skills in managing both the factory production and the on-siteassembly processes. The role exists tomanage the prefabrication phases (and installation when required) of assignedprojects and manage all aspects of project delivery while ensuring that allproject goals are achieved, as per the agreed upon timeline, in accordance withthe Company policies, procedures, and initiatives. Essential(Core Competencies) Duties Collaboratewith engineers, architects, in-house design, etc. to determine and maintain thespecifications of the project. Create awelcome letter including project schedule with interim milestones. Coordinatewith the design department, and prefabrication shop manager, to maintainproject deliverables. Coordinatebetween the field installation team and prefabrication shop manager to schedulepanel deliveries and maintain the flow of the project. Coordinatewith floor system vendors to procure material, coordinate deliveries, andensure design team has coordinated parameters with our panel design. Analyzeoriginal Bid and complete Re-Bid process and review the full scope of allphases of project including quantities, overall bid to identify anydiscrepancies before the project starts and identify and explore areas of costsaving potential or value engineering. Establish andmaintain project budget by assigning all cost codes to be used in the projectand assign values to the codes in Foundations Accounting Software, set dailyproduction and plan, and create FLS for use on the project. DetermineScope of Work and complete Submittals while identifying any possiblesubstitutions that would create efficiencies or be cost effective and/oridentify any special order or long lead time items that may cause issues withproject schedule. Plan allconstruction operations and schedule intermediate phases to ensure deadlineswill be met. Determineneeded resources (manpower, equipment, and materials) from start to finish withattention to budgetary limitations. Put out tobid and negotiate pricing with external vendors (material, equipment, etc.) toreach profitable agreements within budgetary limitations. Manage theScope of Work to be subbed out and solicit bids. Manage all sub bid entries anddetermine which subs to use on each project. Managesubcontractor billings, ensure that the daily subcontractor reports arecompleted, and manage the subcontractor relationship. Acquirematerial and monitor stocks to maintain project deliverables. Ensure materials meet specifiedrequirements. Performproject document management by completing, submitting, and following up onapprovals of project change orders, identifying additional work directives andobtain field completed forms from foreman, and complete billings ensuring thatwe are meeting all requirements and follow through to payment when asked to doso. Managedocumentation of project file by proper storage of documents in virtual projectfiles and ensuring that both online and hard files are neat and organized withall documentation and correspondence easily accessible. Performquality assessments regularly to ensure work is at Klover quality standards. Anticipateand document areas of potential dispute by writing correspondence tomemorialize the resolution of issues and to clarify our response to issuesraised by others. Manage clientexpectations in a manner that we always meet or exceed the client's expectationby keeping the project a positive experience for our clients at all levels ofmanagement. If an issue arises, notifysenior management immediately and provide recommended ways to resolve the issuebefore it escalates into a large problem. Manageproject budget and profitability throughout the life of the project byidentifying potential problems early enough so the opportunity to correct theproblem is possible. Accuratelypredict the final Gross Margin within 1% by the time the project is 40%complete and avoid margin fade at the end of the Project while striving tocontinuously improve the gross margin of the project. Demobilizethe project by scheduling and monitoring material and equipment demobilization,completing and delivering contract close-out documents and attic stock, ifapplicable. Conductproject debrief meeting by including estimators, project foremen, trade andgeneral superintendents, and project managers to identify and investigatepositive and negative variances in the budget. MarginalFunctions: Develop aProject Safety Plan (PSP) for every project inclusive of identifying anyspecial labor, equipment, or training requirements and communicate the PSP tosenior management. Once senior management sign off on PSP plan, release inwriting to field personnel and client. Update PSP as project is underway and anything not previously identifiedoccurs. Specialprojects as needed. Evaluateprogress and prepare detailed reports. Supervisory/Management Requirements ThePrefabrication Project Manager supervises external engineers and subcontractorsand works directly with internal Designers and Prefab Shop Manager. Qualifications/ Required Education and Experience: High SchoolDiploma or GED 5+ years' ofproject management and /or field supervision experience in a delegated designprefabrication construction environment Proficiencywith PCs and ability to learn new software programs Proficiencywith Microsoft Office 365 Suite (MS Word, MS Excel & MS Outlook) Workingexperience using construction accounting and budgeting programs. PreferredEducation and Experience: BSC/ BAdegree in Engineering, Construction management, Architectural Disciplines,Building Science, or other related concentration PMP orequivalent certification. 10+ years' ofproject management and /or field supervision experience in a delegated designprefabrication construction environment. Experiencewith hands on field commercial carpentry, structural, or manufacturing. Understandingof exterior and interior cold- formed wall prefabrication constructionprocedures, material and project management principles. Experiencewith structural steel within cold formed framing. Experiencewith exterior cladding & glass and glazing systems and their relation toframing, sheathing, vapor barrier, flashings. Proficiencywith various project management and budgeting software (Procore, Foundation,etc). Understandingof BIM (Building Information and Modeling) and architectural design software,AutoCAD and Revit preferred. Proficiency with Microsoft Project and Smartsheet KeyCompetencies: The abilityto effectively lead a project through all phases to successful completion The abilityto lead and motivate immediate successful performance of others (inclusive ofKlover staff and subcontractors), facilitate skill development and givefeedback in a manner that facilitates confidence and maintains self-esteem andpositive professional growth. WorkEnvironment The workenvironment will consist of a combination of a normal, climate controlled,office environment and both indoors and outdoors on many types of constructionprojects, with varying degrees of exposure to the elements.
