Part-Time Property Maintenance Technician

Join Marsden Services, L.L.C. as a Property Maintenance Technician Level II or III! Shifts: 10am-3pm Monday-Thursday Location: Omaha NE (One Property) About the Role: As a Property Maintenance Technician, you will perform essential duties to ensure the property and grounds remain in excellent condition. Your role is crucial in meeting both company standards and compliance with local laws. Conduct a variety of duties including equipment installation, troubleshooting, repairs, and preventative maintenance. Prioritize and complete all work orders in a timely manner (48 hours). Handle basic repairs involving HVAC, electrical, plumbing, carpentry, fixtures, and appliances. Assist with monitoring the maintenance of buildings and equipment. Execute preventative maintenance inspections and tasks as assigned. Prepare vacant units promptly. Collaborate with vendor teams on maintenance projects. Maintain an organized inventory of tools, parts, and supplies. Foster a positive and respectful environment for residents, vendors, and coworkers. Provide on-call emergency maintenance as scheduled. Assist in training and mentoring new technicians. Attend training sessions and keep certifications updated. Comply with safety standards and promote a safe work environment. Requirements: Ability to work in a physically demanding environment with frequent lifting (20 lbs regularly, 80 lbs with assistance). Experience with heights, confined spaces, and various weather conditions. High school diploma or equivalent; Technical degree or equivalent experience preferred. A minimum of four years in multi-family or commercial building maintenance. Intermediate computer skills, including Microsoft Office and email. Possession of all boiler license levels is preferred. Must provide your own hand tools, such as a hammer, wrench set, drill, and more. Strong communication skills and good interpersonal abilities. Valid driver's license and reliable transportation.
