A nationally active real estate development and construction firm is seeking a Preconstruction Estimator to join its growing multifamily construction team. Position Summary The Preconstruction Estimator will support the preconstruction team in preparing conceptual and detailed cost estimates for large-scale multifamily projects ranging from $60M-$80M+. This role plays a critical part in pricing strategy, subcontractor engagement, and cost planning from early design through GMP development. The team is open to both: An experienced Estimator ready to step into a high-volume multifamily environment OR A strong Project Engineer / Field Engineer with a Construction Management degree who wants to transition into preconstruction Key ResponsibilitiesEstimating & Budget Development Analyze drawings, specifications, and conceptual documents to prepare detailed cost estimates Develop conceptual budgets and track evolving pricing through design phases Perform quantity takeoffs and cost analysis Subcontractor & Vendor Engagement Solicit, level, and analyze subcontractor bids Actively call subcontractors - not just email - to drive competitive coverage Recommend vendor selections and pricing strategies Project Planning & Strategy Support scheduling and phasing strategies during preconstruction Assist in value engineering and scope refinement discussions Evaluate cost impacts of design changes and adjustments Cross-Functional Collaboration Work closely with Project Executives, Project Managers, and leadership Participate in owner, architect, and consultant meetings as needed Visit job sites when appropriate to understand logistics and constructability What We're Looking For Bachelor's degree in Construction Management or related field required 4+ years of experience preferred (open to strong early-career talent) Multifamily, commercial, or production homebuilding experience considered Strong communication skills - must be comfortable picking up the phone and driving conversations Detail-oriented with strong analytical skills High energy, self-starter, and proactive personality Power BI or advanced Excel skills are a plus This team is specifically looking for someone who is: Not afraid to challenge numbers Comfortable engaging construction professionals directly Motivated to grow long-term in preconstruction leadership
