Position Title: Project Manager - Upstate The Project Manager is responsible for leading large-scale construction projects with budgets exceeding $20 million, ensuring every aspect of the project is executed with excellence. This includes oversight of day-to-day operations, project controls, engineering coordination, budget management, risk mitigation, and overall business performance. The role demands a sharp focus on delivering projects that are safe, on schedule, and of the highest quality all while surpassing financial goals and exceeding client expectations. Qualifications & Experience High school diploma or equivalent required. Bachelor's degree in Business, Engineering, or Construction Management from an accredited institution preferred. 10+ years of experience as a Project Manager, leading large commercial ground-up projects. Advanced knowledge of construction operations and industry best practices. Strong leadership and management skills with the ability to build effective teams. Excellent communication skills-both written and verbal. Proven ability to manage budgets, drive profitability, and generate repeat business. Demonstrated track record of completing projects successfully from start to finish. Strong problem-solving and negotiation abilities. Ability to manage multiple priorities with attention to detail. Computer literate and capable of using MS Word, Excel, internet/email, MS Project, and an iPad/laptop. Experience with Procore Microsoft Project Scheduling Bluebeam Key Responsibilities Project Execution & Leadership Lead the overall execution of assigned projects, ensuring safety, schedule, quality, and profitability objectives are met. Develop and implement detailed project management plans including procurement, schedule, safety, cost control, and risk mitigation strategies. Direct and support project teams, internal staff, subcontractors, and consultants ensuring effective collaboration and execution. Mentor team members on growth opportunities, performance expectations, and career development. Conduct regular OAC and project team meetings to align expectations, track milestones, and resolve issues. Monitor subcontractor performance, compliance, invoicing, and dispute resolution. Financial Oversight & Risk Management Maintain full ownership of project financials: manage budgets, forecasts, change orders, and ensure positive cash flow. Understand and enforce all contract terms, including insurance, bonding, and lien requirements. Identify and mitigate project risks, prevent claims, and resolve disputes proactively and professionally. Provide accurate monthly progress reports, financial projections, and status updates to leadership. Scheduling & Resource Management Develop and manage comprehensive project schedules (CPM), working closely with the Superintendent and engineering teams. Oversee labor, equipment, and material allocations to meet production goals and project deadlines. Preconstruction & Transition Collaborate with estimating teams during precon to review constructability, logistics, and cost control strategies. Champion the smooth handoff from preconstruction to project execution. Closeout & Client Satisfaction Ensure timely completion of project closeout processes including punch lists and warranty items. Foster long-term relationships with clients by delivering exceptional project experience. Business Development Cultivate relationships with new and existing clients to drive business opportunities. Actively represent J.M. Cope in the community and industry events. Work closely with subcontractors to build lasting partnerships. Maintain strong relationships with architects, engineers, and industry partners to generate future opportunities. Safety & Compliance Promote a strong safety culture across all project sites. Ensure all work complies with company policies, contract requirements, and industry standards. Organizational Leadership Reports to the Vice President of the Upstate. Collaborates with leadership, project teams, clients and subcontractors. Represents the values and reputations of the company in all interactions. Perform other duties as assigned in support of overall company goals. Physical Requirements: Prolonged periods of sitting at a desk and working on a computer. Must be able to lift 15 pounds at times. Must be able to travel to visit job sites.
