Salary: $35,721.00 - $41,674.00 Annually Location : Caldwell Campus, NC Job Type: Full Time Job Number: SP26-KW11 Department: Facilities Services Division: Facilities Opening Date: 03/05/2026 Closing Date: 3/26/2026 11:59 PM Eastern Description The Maintenance Technician performs a variety of duties involved in the skilled maintenance and repairs of college facilities and grounds; and performs a variety of technical duties relative to assigned area of responsibility. Examples of Duties Essential and other responsibilities and duties may include, but are not limited to, the following: Essential Functions: Performs work associated with area of expertise, including but not limited to: painting, drywall, carpentry, plumbing, electrical projects, HVAC, landscaping and other related areas. Serves as lead facilities specialist in area of expertise. Responds to and completes work orders for repair of college buildings, equipment and facilities by making repairs or installations depending on area of assignment/expertise. Participates in the clearing of snow and ice, building set-up requests, and the campus recycling program. Operates a variety of equipment including power tools, tractors, lawn mowers, dump trucks and other tools and equipment as required; performs preventive maintenance activities on tools and equipment. Assists in the assessment of facilities to ensure that preventative maintenance and/or repairs are identified and completed; perform walk throughs of building checking for lighting problems. Marginal Functions: Picks up and deliver supplies and materials. Cleans and maintains the maintenance buildings and storage areas; assist with the campus recycling. Recommends supplies and equipment needed for improvement of buildings and grounds. Assists in the development and implementation of a comprehensive preventive maintenance program. Participates in professional development activities and required employee training. Performs special project work and other duties, as assigned. This position description covers the most essential functions and duties associated with this position. The President or appropriate supervisory personnel may assign additional duties. Qualifications and Working Conditions Knowledge of: Principles and practices of plumbing and public restroom repair. Principles and techniques of heating and ventilation unit repairs. Principles and procedures in working with electricity. Painting procedures. Methods of operation of a variety of hand and power tools including saws, hammers, routers, drills and paint sprayers. Safe work practices. Pertinent Federal, State and local laws, codes and regulations. Basic principles and procedures of record keeping. English usage, spelling, grammar and punctuation. Basic mathematical principles. Ability to: Perform a variety of building and grounds maintenance duties including painting, plastering, plumbing, window installation, mowing and other related duties. Perform mathematical calculations in order to obtain appropriate area estimations. Operate a variety of hand and power tools. Perform preventive maintenance on equipment and tools. Understand and follow oral and written instructions. Interpret and apply Federal, State and local policies, laws, and regulations. Communicate clearly and concisely, both orally and in writing. Establish and maintain effective working relationships with those contacted in the course of work. Follow all safety rules and regulations of the college. Work independently in the absence of supervision. Perform semi-skilled and skilled construction, maintenance, and repair work in the area of work assigned. Environmental Conditions: The employee should have the ability to effectively handle a work environment and conditions which involve indoor and outdoor environment; working with machinery; exposure to dust and dirt; periodically working in high places; may be exposed to hazardous chemicals and materials. The employee must preserve environments by maintain equipment and supplies, ensuring overall cleanliness, functionality, and conformance to OSHA standards to provide a safe work environment. Physical Conditions: Physical and marginal functions require the ability to maintain physical condition appropriate to the performance of assigned duties and responsibilities, which may include the following; standing, walking or sitting for extended periods, lifting and carrying moderately heavy materials, general manual dexterity, operating assigned equipment, and repeated bending. The employee is required to maintain effective audio-visual discrimination and perception needed for making observations, reading and writing, operating assigned equipment, communicating with others, and handling varied tasks simultaneously. Additionally, the employee must maintain mental capacity, which permits making sound decisions and using good judgment, and demonstrating intellectual capabilities. Scheduling Conditions: This is a full-time, position working 36 hours a week, generally Monday-Thursday, 7:00am - 3:30pm and Friday, 7:00am - 11:00am. Traveling Conditions: Local travel between the Caldwell campus, Watauga campus, or any off-campus sites may be needed. Out of state travel is limited, but may be required for training and conferences. Experience and Training Experience: Three years of full-time general building maintenance, construction, carpentry, HVAC, landscaping, or other related experience is required. Training: High School diploma or GED is required. Formal training in mechanical, plumbing, construction, landscaping, carpentry, and/or electrical repair is preferred.
