Job Overview: As a Facilities Maintenance Technician, you will play a crucial role in ensuring our community grounds are safe, organized, and well-maintained. This position involves interacting with residents and ensuring timely completion of service requests. You will play a vital part in upkeeping community assets and collaborating effectively with team members. Key Responsibilities: Perform preventative maintenance, manage work orders, and refurbish homes to maintain rental inventory. Keep community grounds, common areas, and vacant lots free from debris and trash. Complete work efficiently and safely, adhering to quality and safety standards. Respond to after-hours emergency calls according to on-call scheduling. Read water meters and address leaks within the community when applicable. Organize maintenance facilities, tools, and equipment effectively. Assist in the delivery and setup of new homes, reporting warranty or follow-up work to management. Deliver resident notices as requested by management. Attend all required team and safety meetings. Adhere to OSHA standards and maintain personal protective equipment as per state laws. Manage safe winter road conditions through snow removal and de-icing as necessary. Operate and maintain company vehicles in compliance with safety standards. Communicate effectively with team members, vendors, and residents. Work safely around pets, service animals, and wildlife. Take on additional duties as assigned by management that may evolve over time. Physical Requirements: Ability to stand and walk for up to eight (8) hours daily. Use hands and fingers to handle tools and controls in a repetitive manner. Capacity to reach overhead and in front safely. Flexibility to climb, balance, and occasionally crawl in confined spaces. Clear vision at both far and close distances, with the ability to adjust focus. Regularly lift or carry up to 50 lbs, occasionally up to 85 lbs. Safe handling of potentially hazardous chemicals. Ability to climb ladders, occasionally up to 8 feet safely. Education and Experience: Valid in-state driver's license is required. High school diploma or equivalent preferred. Experience in home refurbishment or make-ready preferred. HVAC, electrical, plumbing, and pool operation experience are a plus. OSHA certifications or training are an asset. Familiarity with industry-specific software and electronic devices/tablets is preferred.
