Position Overview : The Vice President of Facilities & Capital Improvements is a senior executive leader responsible for stewarding the organization's physical assets through a period of active growth, including acquisitions, new construction, and portfolio expansion. This role ensures that new and existing communities consistently reflect the organization's standards for quality, safety, hospitality, and culture-while protecting long-term asset value and financial performance. This leader balances forward-looking growth initiatives with disciplined care of existing assets, ensuring that capital is invested wisely, facilities teams feel connected to the broader organization, and every community supports exceptional resident and team member experiences. Key Responsibilities : Strategic Leadership & Growth Enablement Develop and execute a portfolio-wide facilities and capital strategy that supports acquisitions, new development, and long-term asset preservation. Serve as executive owner of the physical asset lifecycle, balancing reinvestment in existing communities with strategic deployment of capital for growth. Partner closely with Development, Finance, Operations, and Executive Leadership to align capital planning with growth priorities, underwriting assumptions, and operational realities. Act as a cultural ambassador, ensuring facilities decisions reinforce organizational values and brand standards across legacy and newly acquired communities. Team Leadership & Cultural Connectedness Build and develop a high-performing, values-aligned facilities leadership team capable of scaling with the organization. Foster cultural connectedness among facilities leaders and on-site teams, ensuring they feel included, informed, and aligned with organizational goals. Create clear expectations, development pathways, and accountability structures for facilities professionals. Champion a mindset of ownership, collaboration, and pride in the physical environment. Capital Planning & Asset Longevity Lead a disciplined, multi-year capital planning and budgeting process that prioritizes safety, compliance, resident experience, and asset life extension. Implement standardized asset lifecycle management, including roofs, HVAC, building envelopes, and major systems. Ensure renovations, refreshes, and repositionings are executed efficiently and with minimal disruption to residents and operations. Balance near-term financial performance with long-term asset health and replacement planning. Develop 10-year capital plans for each facility that identify projected cash needs to align with targeted debt financing activities. Facilities Operations & Quality Assurance Provide executive oversight of facilities operations across a growing, geographically diverse portfolio. Establish consistent preventive maintenance standards, performance metrics, and reporting, while allowing flexibility to meet local community needs. Develop a reporting platform for identified stakeholders to understand current status of all standards and metrics at each facility. Ensure communities are safe, well-maintained, and reflective of hospitality-level expectations at all times. Support community leadership teams with responsive, solution-oriented facilities expertise. Acquisitions & New Construction Lead facilities and capital due diligence for acquisitions, including physical plant assessments, capital forecasting, and risk identification. Develop and execute post-acquisition integration plans that bring new communities into facilities standards, preventive maintenance programs, and capital planning cycles. Support new construction and development projects, collaborating with Development and external partners to ensure constructability, durability, and long-term operating efficiency. Establish clear handoff processes from development to operations to protect asset quality from day one. Financial Stewardship & Vendor Strategy Own facilities and capital budgets, ensuring strong ROI discipline and alignment with pro forma and underwriting expectations. Drive cost efficiency through standardization, energy management, vendor consolidation, and proactive replacement strategies. Negotiate and manage vendor and contractor relationships to ensure quality, accountability, and scalability as the organization grows. Provide transparent, executive-level reporting on capital spend, risks, and asset performance. Compliance, Safety & Risk Management Ensure ongoing compliance with life safety codes, licensing requirements, and regulatory standards across all communities. Lead facilities readiness for surveys, inspections, and audits, particularly in newly acquired or newly opened communities. Partner with Risk Management to reduce incidents, manage claims, and strengthen a culture of safety and accountability. Qualifications : Required Bachelor's degree in Engineering, Construction Management, Facilities Management, or related field (Master's preferred) 10+ years of senior leadership experience in facilities, capital projects, or real estate operations within senior living, healthcare, hospitality, or other multi-site environments Proven success supporting acquisitions, portfolio growth, and/or new development Strong financial acumen with experience managing large capital budgets and long-range planning Deep knowledge of building systems, life safety codes, and regulatory environments Experience managing real estate or facilities portfolios exceeding $1B in asset value Preferred Experience across multiple senior housing product types (Independent Living, Assisted Living, Memory Care, Skilled Nursing) Professional certifications such as PE, CFM, or PMP Experience integrating acquired communities into standardized operating and capital frameworks Benefits : Health insurance (includes zero co-pay for mental health counseling) Dental insurance Vision insurance 401(k) matching (up to 6%) Short-term disability and employer paid long-term disability Employee assistance program Flexible spending account Life insurance Paid time off/Sabbatical Professional development On-site chiropractic care On-site gym Discounted gym membership Employee Wellness Platform Additional Information : All your information will be kept confidential according to EEO guidelines This is an on-site role in Beaverton, Oregon
