Min USD $42,000.00/Yr.Max USD $47,000.00/Yr.Position OverviewSCOPE OF ROLE:Service for the Underserved, Inc. (S:US) is a dynamic and growing social service and housing agency with over 40 years of experience in providing housing and services to the most vulnerable in New York City. The Support Services functions at S:US are carried out by a team of professionals with differing backgrounds who share deeply in the S:US mission. We are motivated to accomplish our individual and collective tasks by the belief that we can help transform the lives of people we serve thereby righting societal imbalancesThe Central Maintenance Worker will provide installation, maintenance and repair for the physical structure of the facility and ensure proper operation of boiler, electrical and plumbing systems. ESSENTIAL DUTIES & RESPONSIBILITIES: Facility maintenance and repair: Perform routine maintenance and repair tasks, including basic carpentry, painting, plastering, and drywall work. Respond promptly to maintenance requests as they arise. HVAC systems: Monitor and maintain HVAC and other facility systems. This includes changing filters, cleaning units, and other preventative maintenance tasks. Electrical work: Troubleshoot and fix problems with electrical systems, replace faulty switches, outlets, fixtures, and perform other minor electrical repairs. In addion to replacing bulbs when needed. Plumbing: Address plumbing issues, including minor repairs and handling clogs. Buidling Systems: General understadning of building systems ie: boiler & water heaters Safety and compliance: Conduct regular inspections to identify potential hazards and ensure compliance with safety regulations and building codes, including fire protection. Ensure fire extinguishers and other safety equipment are in place and functional. Maintain a safe and clean working environment. Preventative Maintenance: Establish and execute a formalized preventative maintenance schedule for the facility, i.e. painting, plastering, plumbing, changing locks, changing lighting fixtures, stripping and waxing floors, installing shades, etc. Grounds and exterior: Assist with the upkeep of building exteriors, grounds, and common areas, including fences, gates, and snow removal. Work order management: Utilize work order systems to prioritize, track, and document maintenance activities and report on facility conditions. Emergency response: Be willing to respond to emergencies 24/7 and act as a primary contact for facility-related emergencies. Apartment turnover: Assist with preparing apartments for new tenants, including painting, plastering, sanding and waxing of floors when needed Tool maintenance: Maintain building maintenance tools and machinery to ensure all items are in good working condition and are used with proper safety precautions Training: Participate in training sessions to enhance skills and knowledge of facilities maintenance best practices. Uniforms: Must wear SUS maintenance uniform and must maintain uniform so that it is clean and presentable at the start of each shift Other duties as requested by Deputy/Director of Facilities Vehicle Use and Driving Responsibilities Operates a company vehicle to travel between sites for maintenance, repair, and inspection duties. For work use only, not to be used for personal use. Responsible for the safe, lawful, and efficient operation of the company vehicle at all times. Ensures the company vehicle is kept clean, fueled, and in good working condition; promptly reports any mechanical issues, accidents, or damage. Complies with all traffic laws, safety regulations, and company vehicle-use policies. May be required to transport tools, materials, or equipment necessary to complete maintenance tasks. Logs mileage, service calls, and vehicle usage as directed by supervisor. Qualifications REQUIREMENTS: REQUIRED EDUCATION AND EXPERIENCE High School Diploma or Equivalent; Associate Degree preferred; 3-5 years of experience in working in a facilities maintenance or a related field Valid Driver’s License; and Willingness to travel within the 4 boroughs all day and night in case of emergencies. Ability to lift 50lbs; to stand for extended periods, bending, kneeling, and climbing ladders PREFERRED QUALIFICATIONS & SKILLS High School Diploma or GED preferred. Beneficial for candidate to have experience working within a Supportive Housing setting. Strong understanding of general maintenance and repair, ability to use hand and power tools, good physical stamina, time management, and the ability to follow instructions, both written and oral. Experience with specific trades like plumbing, electrical, or carpentry is beneficial for many roles. Technical certifications related to maintenance or facilities management. Experience with preventive maintenance programs. Familiarity with building codes and safety regulations.
