Job Overview: The Project Manager is responsible for all phases of renovation execution ranging from overseeing general contractors, sub-contractors, architects and engineers, acting liaison between property management and vendors, lead contact with city officials and inspectors, and general owners representative for all execution. Office systems and equipment, with accurate typing at 40 words per minute and strong computer skills, specifically in Microsoft Excel, PowerPoint, and general office software. Strong organizational skills with clear communication abilities. Ability to work in flexible, loosely structured environments, problem-solve, and take initiative. Capable of anticipating potential issues and taking appropriate action or escalating when necessary. Additional Desired Qualifications: Some college coursework. Proficiency with spreadsheets and experience with Yardi (property managementsoftware). Equipment and Tools Used: Computer hardware/software, multi-function printer-copier-scanner-fax, calculator, and telephone. Physical Requirements: Performs sedentary work. Requires use of telephones and computers. Must be able to climb stairs when entering Resident Services Offices. Occasionally requires lifting 20 pounds or less. Must be able to walk apartments, grounds, and docks (where applicable), including steps and steep gangways. Must be able to drive to various property locations as needed Your Responsibilities: Liaison and Communication: Serve as the primary point of contact between the field and corporate, providing updates on project milestones, issues, and strategic initiatives. Project Planning and Oversight: Oversee all aspects of renovation activities, coordinating with onsite staff, residents, vendors, and others to achieve project goals. Manage external partners, including architects, engineers, and contractors, to ensure adherence to project plans. Contract and Cost Management: Prepare and manage contracts, change orders, and work orders. Lead the bidding and cost negotiation processes to secure competitive pricing. Compliance and Inspection Coordination: Interface with city inspectors to obtain necessary approvals and secure final inspections. Scheduling and Budgeting: Create and maintain project schedules and budgets, ensuring timely progress and budget adherence. Documentation and Reporting: Maintain all project documentation, including drawings, RFIs, submittals, and change orders. Run regular project meetings and track action items, preparing monthly status reports.• Quality Control: Oversee project punch lists and ensure all items are resolved before property handover. Resident and Stakeholder Engagement: Address resident relations, including conducting town halls, move-ins/move-outs, and individual meetings. Facilitate meetings with tenants and special interest groups to present project plans and address questions. Feasibility Studies and Engineering Coordination: Lead studies on existing property conditions, including testing and verification. Coordinate with design teams and municipalities for approvals and permits. Bid Management and Cost Control: Prepare bid packages, manage cost controls, and recommend value engineering where possible. Expedited Approvals: Spearhead plan check submittal and review processes to secure permits efficiently. Perform other duties as required. Ready to Take the Next Step?
