Senior Maintenance Technician | Job Overview As an essential member of our apartment community, you will lead the maintenance team, manage budgets, and effectively delegate work orders. Your role is critical in preparing apartments for new residents, ensuring compliance with regulations, and providing necessary training for your team. Senior Maintenance Technician | Qualifications Education: High School Diploma or GED equivalent. Experience: At least 3 years in apartment maintenance or skilled trades such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience is strongly preferred. Licenses & Certifications: Valid Driver's License, EPA certification, and CPO Certificationare highly preferred. (Requirements may vary by state.) Senior Maintenance Technician | Responsibilities Team Leadership: Organize and supervise the daily operations of the maintenance team, ensuring accountability and outstanding performance. Culture Building: Foster a culture of excellence, integrity, and community connection. Vendor Oversight: Manage relationships with vendor partners to ensure timely, safe, and high-quality project completion. Capital Projects: Oversee capital improvement projects, from obtaining bids to project management. Maintenance Duties: Service Needs: Proactively identify and address service requirements throughout the community. Preventative Maintenance: Implement quarterly preventative maintenance programs to protect our assets. Systems Management: Ensure HVAC, plumbing, electrical, and other systems are functioning efficiently through hands-on involvement. Unit Readiness: Oversight: Schedule and complete unit turns to ensure they meet our quality standards. Inspections: Personally inspect vacant units for cleanliness and readiness before resident move-in. Facility Maintenance: Preventative Planning: Develop and implement a maintenance strategy for all facilities and equipment. Community Appearance: Ensure communal grounds and areas are clean, safe, and visually appealing. Curb Appeal: Enhance the community environment with a focus on aesthetics and upkeep. Additional Duties: Participate in an on-call emergency service rotation. Respond promptly to service requests while adhering to safety protocols. What Makes a Candidate Successful in This Role? Participation in an on-call rotation for after-hours emergencies is required, along with occasional support for resident events.
