Summary: Meta is looking for an experienced construction professional to join our design, engineering, and construction team as a Preconstruction Manager. In this role, you will work closely with our leadership and delivery teams, managing projects from site diligence to design initiation through groundbreaking and GMP execution. The ideal candidate will have significant expertise in site selection, procurement, budgeting, scheduling, constructability, and negotiation of large-scale mission-critical projects. Key Responsibilities: Oversee the successful execution of large-scale commercial agreements with external partners, from project inception to construction commencement, ensuring alignment of team inputs, risk evaluation, and incorporation of commercially responsible terms in contracts. Lead program management for multiple projects in the preconstruction phase, ensuring coherence in costs, schedules, and risk assessments, aligning implementation and constructability strategies across internal teams. Clarify goals and priorities to expedite project progress. Utilize AI tools to resolve impediments to progress and escalate issues as necessary. Manage project status reporting, risk assessments, budget guidance, and scheduling, presenting key performance indicators to leadership. Conduct bid leveling to evaluate proposals, ensuring completeness of scope and accuracy of pricing, and recommend successful bidders. Collaborate with Engineering to define scope criteria, budgets, and schedules for new products and initiatives. Support build strategy through supply chain analysis, vendor selection, and development of procurement roadmaps for new programs. Drive the development of new processes and tools to enhance business initiatives and workflow efficiency. Provide constructability insights on new ideas and initiatives, influencing implementation plans and considerations for Total Cost of Ownership (TCO) analysis. Build and maintain industry connections while developing a database of prequalified external partners for design, engineering, and construction services. Account for change management implications, assisting the execution team in evaluating changes from preconstruction and commercial perspectives, and drive feedback loops to incorporate change mitigation strategies. Partner with the Contracts Management team to ensure partners fulfill obligations under the correct agreements with appropriate terms. Influence stakeholders on high-impact initiatives to mitigate risks for project delivery regarding labor availability, productivity, and talent competition. Engage daily with various cross-functional partners, maintaining effective communication and collaboration. Explore opportunities to streamline work processes through AI-integrated workflows, ensuring thorough documentation and timely follow-ups. Minimum Qualifications: Bachelor's degree in a related field or equivalent experience. Minimum 15 years of professional experience in Commercial Management, Construction Management, or a similar field. Proven communication and coordination skills to drive team projects toward successful outcomes. Familiarity with large capital programs, ground-up construction, greenfield developments, and retrofit constructions. Expertise in preconstruction aspects such as Budget Development, Scheduling, Change Management, Risk Management, and Negotiation. Strong understanding of site selection, construction schedules, costs, supply chain analysis, risk analysis, labor markets, project cash flows, and commercial contract terms. Experience with Mission Critical/Data Center operations along with hyperscale builds is essential. Preferred Qualifications: Experience as a general contractor or trade contractor in both field and office settings. International development experience is a plus. Compensation: $202,000/year to $273,000/year plus bonus, equity, and benefits.
