Position Overview: In this role, you'll be essential in ensuring tenant satisfaction by inspecting, repairing, and maintaining homes. Your proactive approach will help set a high standard for tenant relations through excellent service. General Maintenance: Execute repairs including carpentry, HVAC, plumbing, and electrical work. Strong proficiency in residential plumbing is required, with preference given to those with advanced HVAC expertise. Mobile Role: Travel daily between properties within your designated area. Property Inspections: Conduct regular inspections, secure homes, and perform vacancy/wellness checks. Minor Repairs: Handle pre-renovation repairs, conduct utility inspections, and perform basic troubleshooting. Move-In/Out Coordination: Manage property turnovers and meetings with tenants. Documentation: Use handheld devices to document property conditions effectively. Key Qualities for Success: Trustworthy: Be a reliable point of contact for residents and foster a trust-based relationship. Ownership: Take responsibility for work orders, set clear expectations, and follow through to resolution. Clear Communication: Keep residents informed with timely updates and expected completion dates. Qualifications: Multi-Trade Knowledge: Proficient in carpentry, plumbing, HVAC, electrical work, and property transition processes. Customer-Focused: Strong communication skills for effective resident and team interactions. Tools & Transportation: Own necessary tools and possess a truck or van for travel. Licensing: A valid driver's license is required; candidates should reside within a reasonable distance. Problem-Solving Skills: Strong troubleshooting and analytical abilities. Tech-Savvy: Comfortable using handheld devices for work orders. Code Awareness: Familiar with building codes and safety regulations. Professional Appearance: Maintain a reliable and professional demeanor. Available On-Call: Be ready for emergency requests as needed.
