Your Role As a Project Manager - Mission Critical Projects, you will play a vital role in leading and managing either a complete project or a significant segment of a larger, intricate project in collaboration with the Project Superintendent. This role is essential for ensuring the smooth operation and administration of projects while nurturing relationships with clients, design teams, and subcontractors, all in alignment with JE Dunn’s vision, strategy, and values. Decision Making: You will make informed decisions within established parameters and seek guidance from your supervisor for major issues. Career Growth: This position serves as a pathway to advancing your career to a Project Manager 2 role. Key Responsibilities: Promote a culture of safety and mentor others to create an injury-free workplace. Oversee the JE Dunn prestart process and assist with essential preconstruction activities, including quantity takeoff and scope development. Manage the buyout schedule, verify pricing and scope, and facilitate the issuance of subcontracts. Coordinate schedules for submittals, ensuring compliance with approvals before submissions to architects or engineers. Collaborate with logistics to secure competitive pricing on materials and equipment. Consult with risk management on bonding requirements for subcontractors and conduct ongoing risk assessments. Foster collaboration among all project stakeholders, including subcontractors, owners, and vendors. Prepare and oversee change requests while securing necessary approvals from owners and architects. Lead essential meetings, including project reviews, updates, and OAC (Owner Architect) meetings. Manage the monthly payment application process for subcontractors and owners. Work with the Project Superintendent to develop and modify project schedules, applying Lean principles. Identify potential schedule risks and implement proactive mitigation strategies. Maintain comprehensive documentation of budgets, schedules, and compliance with quality and safety regulations. Provide insightful reporting and analysis on project status and profitability to the project team. Conduct monthly forecasts for costs and margins to ensure alignment with project budgets. Oversee and coordinate the project closeout process, ensuring all tasks are completed and organized. Engage with legal counsel as needed. Qualifications: Bachelor's degree in construction management, engineering, or a related field; relevant practical experience will also be taken into account. Five or more years of experience in construction management. Essential Skills: Ability to deliver accurate and timely work. Strong verbal and written communication skills. Proficient in conducting engaging presentations. Skilled in MS Office and project management/accounting software. Familiarity with construction management fundamentals and processes. Excellent relationship-building and collaboration skills. Advanced proficiency in scheduling software and necessary construction technologies. Capability to manage budgets, enhance profitability, and cultivate future opportunities. Working Conditions: A valid and unrestricted driver's license is required. Ability to lift up to 25 pounds. Willingness to travel and/or relocate as project needs arise. Flexibility to work non-traditional hours to comply with project demands. Possible exposure to extreme weather conditions. Work may be carried out at project sites or within an office environment. Frequent need to sit and view a computer screen; occasional standing, walking, bending, climbing, reaching above shoulder, pushing, or pulling is required.
