Job Description: As a Senior Property Manager, you will play a crucial role in leading an assigned portfolio of residential communities. Your mission will be to optimize income, reduce expenses, and achieve the community goals within your region. You will oversee financial budgeting, reporting, and marketing efforts for all apartment communities in your portfolio, reporting directly to a Vice President or Regional Vice President. Your responsibilities will include hiring, training, mentoring, and guiding on-site professionals. You will also handle planning, delegation, performance evaluations, and conflict resolution. Your primary focus will include, but not be limited to: Ensuring operational excellence at the properties in your portfolio, in alignment with company policies and procedures. Professionally representing the company with clients, employees, residents, and vendors. Assisting with budget preparation, monitoring monthly budget variances, and providing written evaluations of income and expense line items that exceed budget expectations. Offering suggestions for capital improvements to enhance site performance, approving all invoices for payment, and ensuring timely presentation to the accounting department. Overseeing and managing the on-site team within your portfolio. Developing a high-performing on-site team through effective recruitment, training, motivation, and coaching. Qualifications: Proven experience as a regional manager in residential property management, with supervisory/management experience required. CPM designation is a plus but not mandatory. College degree is preferred. Valid driver's license with an acceptable driving record and proof of automobile insurance coverage is required. Willingness to travel up to 50% of the time. Skills, Knowledge, and Abilities: Excellent computer skills, strong verbal, mathematical, and reasoning abilities. Strong negotiation and sales skills. Exceptional leadership, interpersonal, and organizational abilities. Effective time management skills with attention to detail. Proficiency in Microsoft Excel, Word, and other Office products. Ability to perform calculations related to real estate. Knowledge of Internet, email, and social media for community marketing. Familiarity with property management software such as Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc. Understanding of business practices and principles. Capability to manage multiple tasks and projects simultaneously. Ability to handle stress with composure. Commitment to confidentiality. Timely and accurate communication with clients, upper management, and various corporate departments. Experience in budget development and addressing complex operational issues daily.
