We're currently seeking a Director of Maintenance Operations for one of our premier communities. Position Overview: Under the supervision of the President, the Director of Maintenance and Capital Services is responsible for supervising the Project Manager, Rover Manager, Rover Crew, budgeting, scheduling and completing all planned and unplanned maintenance projects. Technical knowledge of all building aspects, including plumbing, electrical, carpentry, masonry, and painting. Ability to travel. Knowledge of building codes. Computer skills including Word and Excel. Additional Desired Qualifications: College degree/technical training preferred with emphasis on facility management. Multifamily property management experience. Formal training and/or certificates from related institutes (BOMA, IREM, local community college, vocational program, etc.) reflecting completion of maintenance related coursework. Equipment and Tools Used: Computer hardware/software, multi-function printer-copier-scanner-fax, calculator, and telephone. Physical Requirements: Requires use of telephones and computers. Must be able to drive to various property locations Bending, kneeling, stooping, pushing and pulling required and occasionally lifting 40 pounds or less Must be able to move about grounds and docks including steps and steep gangways. Your Responsibilities Assist Rover Manager in recruiting, selecting, training, coaching, and motivating. Rover team members. Provide feedback regarding performance in a timely manner. Develop Rover Crew by teaching new skills and through cross training. Assign and monitor Planned Repairs and Capital Projects given to the Project Manager. Assist Senior Service Managers and Service Managers in recruiting and retaining the best service-oriented and skilled team of property maintenance professionals in the industry. Perform written performance evaluations and correctives for all direct reports as well as oversee correctives and evaluations for Rover team members in accordance with company guidelines, and provide recommendations for compensation adjustments and/or promotions. Budget, schedule and complete all Rover, planned projects, capital projects and maintenance projects on time and within budget guidelines. Coordinate planned and unplanned projects with sites and Rover team and follow through to completion. Troubleshoot maintenance issues with Rover team and sites and follow through to resolution. Recommend maintenance solutions to owners and properties. Delegate maintenance issues quickly and effectively. Participate in monthly Risk Management meetings, review all employee injuries with HR Manager and monitor, update and review monthly safety meetings, OSHA requirements and safety program for the company. Conduct physical site inspections of all areas of the assets in order to evaluate their condition relative to health, safety, asset preservation, maintenance service and company standards. Recommend capital improvements relative to these areas. Develop strategies to enhance the department and the company. Provide technical support and back-up for all routine maintenance programs. Write scopes of work and bids on planned and capital projects. Assist property teams in negotiating written contract with subcontractors for special projects. Coordinate lien waivers, warranties, and certificates of insurance as needed. Coordinate contractors/consultants as needed by Property Managers. Take an active role in all environmental, pest and insurance related incidents. Make recommendations to management for water intrusion, pest, fire and casualty losses. Coordinate ADA Surveys and plan implementation for compliance. Act as Lead and Asbestos Program Coordinator for company. Interview and assist in the selection of scheduled maintenance contractors such as landscapers, make ready, pool companies, etc. Maintain city, state, and federal regulatory compliance for the operations of the properties. Oversee the processing of accounts payable for Maintenance Operations. Keep up to date on current trends and technology. Ensure company policies and procedures are followed.
