Project Manager Diversified Roofing is seeking an experienced Project Manager to lead complex commercial and industrial roofing projects from preconstruction through closeout. The ideal candidate has deep knowledge of low-slope systems (TPO, PVC, EPDM, built-up, modified bitumen) and hands-on experience with metal roofing (standing seam, R-panel, metal composite/MCM, and architectural sheet metal). You'll own schedule, quality, safety, and financial performance while delivering an excellent client experience. Key Responsibilities Preconstruction & Planning: Review contracts, drawings, specs, and submittals; clarify scope, alternates, and exclusions. Develop project schedules, phasing plans, logistics/site utilization, and crane/hoisting plans. Lead material takeoffs and procurement sequencing (long-lead metal panels, flashings, insulation, fasteners). Coordinate submittals, shop drawings, panel layouts, and color approvals; ensure compliance with manufacturer requirements. Execution & Field Management: Direct daily operations for field crews and subcontractors; chair weekly production meetings. Ensure safety compliance (OSHA, company policy), site housekeeping, and LOTO procedures; conduct JHAs. Maintain QA/QC: mockups, inspection checklists, seam testing, fastener pull tests, and leak investigations. Manage RFIs, ASIs, change orders, and scope gaps; document work with photos and daily reports. Coordinate with GC/Owner on access, roof penetrations, mechanical/electrical tie-ins, and weather contingencies. Commercial & Industrial Metal Roofing Focus: Oversee fabrication/release schedules for metal panels, trims, and accessories; verify gauges, finishes, and coating systems. Manage panel layout optimization, clip spacing, thermal movement allowances, and penetrations. Ensure installation per SMACNA/NRCA/manufacturer details (e.g., weathertightness warranties, uplift ratings, and edge metal compliance). Troubleshoot complex details (curbs, transitions, expansion joints, parapets, and wall cladding interfaces). Financial & Client Management: Build and maintain CPM/critical path schedules; drive milestones and manpower planning. Own job cost control: budgets, labor productivity, material burn rates, and margin protection. Issue progress billings, lien releases, and closeout packages (O&M manuals, warranties, as-builts). Lead client meetings, status updates, and punch-list closeout; foster long-term relationships. Qualifications Must-Have: 58+ years of project management in commercial/industrial roofing or faade/metal systems. Proven experience delivering metal roofing projects (standing seam, R-panel, MCM/ACM, architectural sheet metal). Strong knowledge of low-slope systems (TPO/PVC/EPDM, BUR, modified) and corresponding details. Proficiency with construction documents, submittals, RFIs/COs, and cost control. Software: Procore (or similar), MS Project/Primavera (scheduling), Bluebeam, Excel; familiarity with AccuLynx/JobNimbus a plus. Excellent communication, negotiation, and conflict resolution skills. Preferred: OSHA 30; First Aid/CPR. Manufacturer certifications (e.g., Carlisle, Johns Manville, GAF, Firestone, Sika Sarnafil; metal OEMs like Berridge, MBCI, Petersen PAC-CLAD). Understanding of uplift/wind design (FM Global, ASCE 7), edge metal standards (ANSI/SPRI ES-1), and SMACNA sheet metal practices. Key Performance Indicators (KPIs) Safety: TRIR/LTIR, zero OSHA citations; timely JHAs and toolbox talks. Schedule: Milestone adherence; recovery plans implemented within 48 hours of variance. Financials: Labor productivity, change order conversion, gross margin achievement. Quality: Punch-list items per square (Client Satisfaction: Positive scorecards; repeat business and referrals. Physical & Work Conditions Regular site travel; ability to climb ladders, access roofs, and work around active construction. Work may include exposure to weather, heights, and industrial environments; proper PPE required. Compensation & Benefits Competitive base salary + performance bonus.
