Assistant Property Manager The Assistant Property Manager provides first-class property management services and assists a Property Manager in overseeing a portfolio of commercial properties. Day-to-day responsibilities include assisting with issues regarding building/property operations, enhancing tenant relations, vendor scheduling, and customer service. Primary responsibilities include: Working with Property Managers to resolve building operations' issues. Working closely with vendors to ensure compliance with service contracts. Recommending and/or completing vendor contracts as appropriate. Ensuring adherence to property owners' policies and procedures, as well as compliance with codes, regulations, and governmental agency directives. Answering office telephone as required and assisting callers. Receiving work order requests and coordinating with the building technician or vendor(s) as appropriate. Scheduling building activity, including move-ins/move-outs, and verifying insurance. Following established A/R guidelines, including contacting tenants regarding follow-up on rent payment status and assisting the Property Manager in lockouts, assigning late fees, or sending demand letters as necessary. Reviewing and ensuring the accurate coding of invoices for payment. Assisting Property Managers in the preparation of the monthly reporting package/financial reports according to the owner's needs. Assisting Property Managers with the preparation, assembly, review, and implementation of the annual operating and capital budgets, as well as operating expense reconciliations. Assisting the Property Managers as appropriate in coordinating insurance procurement, electricity procurement, and real estate tax review processes for properties. Ensuring compliance with management agreements. Working with the Property Managers to facilitate accounting, leasing, marketing, and construction needs. Understanding lease types to assist the Property Manager with ensuring Lease compliance. Processing Tenant billbacks expenses. Assisting in the response and resolution of after-hours emergency calls as needed. Assisting in planning and executing tenant events with the management team. Qualifications include: Bachelor's Degree preferred. 2 years plus experience in the Commercial Property Management industry preferred Excellent customer service skills Strong verbal and written communication skills; prior experience communicating with tenants and/or vendors in a professional, courteous environment Previous experience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs) Basic accounting knowledge and skills Good organizational skills Attention to detail Ability to multitask Proficiency with Microsoft Excel and Word Desire and ambition to learn and grow in Stream's property management department Attributes which align with Stream's core values of Smart, Honest, Nice, and Passionate
