Job Description Lead preconstruction efforts for multiple commercial projects across the RaleighDurham market. Work closely with a senior precon leader and oversee/mentor a junior estimator. Prepare detailed cost estimates, quantity takeoffs, GMPs, and budgeting throughout design phases. Manage subcontractor outreach, bid leveling, scope reviews, and procurement strategy. Participate in client interviews, presentations, and early-stage design discussions. Support value engineering, constructability reviews, schedule input, and preconstruction planning. Ensure seamless project handoff to operations with complete documentation and buyout preparation. Contribute to process improvement and help build scalable preconstruction systems as the team grows. The Successful Applicant A successful Estimator/Preconstruction Manager should have: 5-10+ years of estimating and/or preconstruction experience for a general contractor. Experience with hard bid or negotiated projects; CMR background strongly preferred. Open to candidates from all commercial markets except multifamily-only backgrounds. Strong financial acumen, technical estimating ability, and understanding of construction means & methods. Excellent communication skills and a customercentric, relationshipdriven approach. Detailoriented and highly organized, with the ability to manage multiple pursuits simultaneously. Local to Raleigh or open to relocation (no hybrid or remote options).
