SUMMARY We are seeking a highly analytical, business-minded senior data analyst to help identify, quantify, and unlock ROI positive opportunities through digital marketing. This role will partner closely with Digital Marketing, FP&A, and Data Science to move beyond retrospective reporting and toward forward-looking, scenario-based decision making. The analyst will lead initiatives that prove how digital investments (efficiency gains, new channels, tooling, or processes) translate into measurable NOI (net operating income) impact across our portfolio. This role is ideal for someone who thrives at the intersection of data, strategy, and execution and who is motivated by building new capabilities rather than maintaining existing dashboards. KEY RESPONSIBILITIES NOI-Driven Analytics & Scenario ModelingDevelop forward-looking analytical models that connect digital marketing programs, objectives, and initiatives to business outcomes. Build models to evaluate impact from: Marketing mix and program effectiveness and optimization (paid vs organic, channel expansion, direct managed media vs partner consultant) Budget reallocation and efficiency improvements New digital tools, platforms, or processes Partner with marketing leadership to define KPIs, benchmarks, and success metrics across channels (paid media, email, SEO, social, etc.). Translate complex analyses into clear recommendations for channel leaders and senior leadership; create executive-ready narratives connecting insights to action. Partner with FP&A to align digital performance assumptions with financial forecasts. Digital Marketing & Growth Analytics EnablementServe as the primary analytical partner for Digital Marketing initiatives, including performance measurement, attribution, and experimentation (e.g. A/B testing). Design measurement frameworks to assess true incremental impact. Identify under/unutilized or emerging digital channels, forecast budget for, and quantify their potential NOI contribution. Support a culture of testing with clear ROI success criteria. Data Strategy, Tooling & Insight CreationDefine and develop scalable data models for cross-functional insight: Digital Marketing first, but applicable and accessible to Operations and Finance teams. Partner with Data & Insights teams on data accessibility and ways to improve data quality and automation. Educate stakeholders on interpreting data, using dashboards, and making informed decisions with regards to digital marketing. Identify opportunities to introduce new analytical tools or processes to improve decision making, speed, and accuracy. MINIMUM REQUIREMENTSRequired:8+ years of experience in analytics, FP&A, strategy, or data science roles with direct business impact. 5+ years of experience in marketing analytics, business intelligence, or data engineering roles. Deep experience in Power BI (or equivalent) and Google Analytics. Experience building financial or operational models tied to P&L outcomes. Advanced SQL and/or Python/R proficiency; strong Excel modeling skills. Deep understanding of digital marketing metrics (impressions, CTR, conversion rate, CAC/CPA, LTV, ROAS, attribution models). Proven ability to translate ambiguous business questions into structured analytical approaches. Preferred:Familiarity with cloud data warehouses (Snowflake, BigQuery, Redshift). Experience in real estate, healthcare, or multi-unit operating environments. Familiarity with digital marketing platforms (Google, Meta, programmatic, SEO, etc.). Experience with attribution modeling, regression analysis, experimentation, or causal inference. Comfort presenting to senior executives and influencing decision-making.
