Position Summary: The Commercial Estimator will be responsible for preparing detailed, accurate estimates for commercial roofing (flat and steep systems) and exterior projects. This individual will work closely with architects, general contractors, manufacturers, distributors, public adjusters, insurance adjusters, and building consultants, ensuring that all bids are competitive, comprehensive, and aligned with client expectations. The ideal candidate is highly detail-oriented, solution-focused, and able to navigate complex projects with confidence. Key Responsibilities:Prepare detailed, accurate estimates for commercial roofing (flat and steep) and exterior projects. Utilize extensive Xactimate knowledge to develop precise estimates and scope of work. Break apart large-loss insurance claim scopes of work to prepare budgets and estimates. Work closely with public adjusters, insurance adjusters, and building consultants to explain and justify construction details, supporting your position with documented evidence. Build out preconstruction meetings with all subcontractors, trades, and material suppliers, including general conditions, MEPs, and all other costs, to accurately prepare the project budget. Prepare all necessary preconstruction documents and lead preconstruction meetings. Learn and utilize in-house budgeting tools and processes to ensure a smooth transition between construction and accounting. Attend adjuster walks, building consultant site visits, and/or salesman meetings to accurately perform takeoffs and capture all project requirements. Coordinate with suppliers, manufacturers, and subcontractors to obtain pricing and technical information. Participate in pre-bid meetings, site visits, and project walkthroughs as needed. Present and explain estimates clearly and confidently to clients, architects, and partners. Collaborate with the internal team to ensure smooth project handoff and execution. Maintain organized and accurate records of bids, proposals, and project communications. Travel nationally as required to support our partners and projects. Review and interpret architectural plans, specifications, and project documents from architects and general contractors. Qualifications:Minimum of 5 years' experience in commercial estimating, preferably in roofing and exterior projects. Extensive knowledge of flat and steep roof systems, as well as exterior construction projects. Proficient in Xactimate, with proven experience in developing detailed scopes and estimates. Experience analyzing large-loss insurance claims and preparing corresponding budgets and estimates. Experience leading preconstruction meetings, building accurate project budgets, and coordinating costs across trades, materials, and general conditions, including MEPs. Experience learning and using in-house budgeting tools and processes to ensure smooth transitions between estimating, construction, and accounting. Experience attending adjuster walks, building consultant site visits, and/or salesman meetings to perform accurate takeoffs. Strong communication skills, with confidence in presenting and defending construction details to public adjusters, insurance adjusters, and building consultants. Strong attention to detail with proven accuracy in estimates. Solution-oriented problem solver, able to work effectively with diverse personalities. Must reside in Texas, preferably North Texas (Carrollton area). Willingness to travel nationally to support project needs.
