Position Summary The Senior Project Manager – Maryland is responsible for full‑life‑cycle leadership of demolition, abatement, and concrete sawing projects within the Maryland operations territory, typically ranging from less than $10K up to $1M+ in value. This role reports to the Maryland-Manager of Operations and serves as a key interface between field operations, subcontractors, clients, and local leadership. The Senior Project Manager oversees multiple projects concurrently and is accountable for financial performance, schedule adherence, safety compliance, and client satisfaction within the Maryland market. Key Responsibilities Project Leadership & Execution Lead all phases of project delivery (pre‑construction through closeout) for multiple Maryland projects ranging from small task orders under $10K to complex projects over $1M. Develop and maintain project schedules, phasing plans, resource plans, and cash‑flow projections for the Maryland portfolio. Ensure projects are executed in compliance with contract documents, safety plans, environmental regulations, and company policies. Financial & Cost Management Establish and manage project budgets, cost controls, and change order processes for Maryland projects. Track job costs, forecast final costs, and implement corrective actions to maintain profitability across the Maryland portfolio. Review and approve (or recommend approval of) subcontractor invoices, material purchases, and internal labor charges. Operations & Field Coordination Coordinate with Maryland‑based superintendents, foremen, and crews to ensure safe, efficient, and timely execution of demolition, abatement, and saw cutting work. Oversee sequencing, logistics, assist in site access, and site‑specific safety requirements on Maryland projects. Collaborate with Environmental and Safety personnel to ensure compliance with asbestos, lead, and other hazardous material regulations on Maryland job sites. Client & Stakeholder Management Serve as the primary point of contact for Maryland clients, including owners, GCs, architects, engineers, and regulatory agencies. Conduct progress meetings, provide regular status updates, and manage expectations on schedule, budget, and scope. Proactively address issues, RFIs, changes, and disputes to maintain strong long‑term client relationships in the Maryland market. Subcontractor & Supplier Management Support or lead the selection, negotiation, and management of subcontractors and suppliers for Maryland projects. Monitor subcontractor performance and adherence to scope, schedule, safety, and quality requirements. Administer subcontract agreements, change orders, and closeout documentation for Maryland‑based work. Safety, Quality & Compliance Champion a strong safety culture on all Maryland projects, ensuring adherence to company safety policies and all applicable regulations. Participate in or lead jobsite safety walks, quality inspections, and corrective action follow‑up. Ensure proper documentation, sampling, and reporting for all abatement and hazardous material activities in Maryland. Team Leadership & Mentoring Mentor and coach estimators, assistant project managers, and site supervisors in the Maryland operation. Provide input on staffing, manpower loading, and resource utilization for Maryland projects. Contribute to continuous improvement of project management procedures and tools within the Maryland team. Qualifications & Experience Education & Certification Bachelor’s degree in Construction Management, Civil Engineering, Environmental Science, or related field preferred; equivalent experience considered. OSHA 30 and relevant industry certifications (e.g., asbestos supervisor, PMP) preferred. Experience 8–12+ years of progressive project management experience in demolition, asbestos abatement, concrete saw cutting, or closely related construction fields. Proven success managing multiple concurrent projects ranging from small service‑type work under $10K to complex projects over $1M. Experience with commercial, industrial, institutional, or healthcare clients in Maryland highly desirable. Technical Skills Proficiency with construction project management and accounting software, Bluebeam, along with MS Project/Excel. Strong understanding of estimating principles, scheduling (critical path), and change management. Working knowledge of asbestos abatement and hazardous materials regulations applicable in Maryland. Soft Skills Strong leadership, communication, and negotiation skills, with the ability to influence cross‑functional teams and subcontractors. High level of integrity, accountability, and ability to make sound decisions under pressure. Comfortable working on‑site and traveling daily within the Maryland operations territory. Physical & Travel Requirements Ability to conduct frequent field visits on active demolition and abatement sites, including exposure to heights, noise, and confined spaces with appropriate PPE. Regular travel throughout the Maryland operations territory is required; occasional travel outside Maryland may be requested based on project needs. Ability to oversee and manage Day/ Night/ Weekend Shifts successfully Work Location & Reporting Primary Territory: Maryland operations territory (field and office as required). Reports To: Maryland Manager of Operations.
