Job Description In this pivotal role, you will leverage global analytics and conduct comprehensive market research across targeted metros and regions. Your tasks will include identifying site selection opportunities, assessing market rates, negotiating favorable commercial terms with data center operators and stakeholders, and crafting complex lease agreements and legal documents such as Master Service Agreements and NRC service orders. You will ensure that site selection aligns with Oracle's specifications and drive accountability among data center operators to meet deadlines and operational standards. Collaboration is key, as you will work seamlessly with teams in capacity planning, design, data hall engineering, construction, legal, security, networking, compliance, and operations throughout each project phase. You will be responsible for preparing and delivering periodic reports and presentations, drafted in conjunction with key stakeholders, for internal governance. This position demands strong stakeholder management, analytical skills, negotiation expertise, and a relentless drive to execute. Responsibilities: Ensure successful lease execution from demand signal to 'general availability,' driving performance metrics like safety, quality, rates, schedule, and cost. Manage multiple lease projects while coordinating with internal teams, consultants, vendors, and external stakeholders. Collaborate with capacity planners and network specialists to assess site requirements in designated metros/regions. Lead cross-functional teams in the evaluation, selection, negotiation, and presentation of leases for approval. Create high-quality metro strategies leveraging market insights while considering time-to-market and cost efficiency. Negotiate commercial terms with lease providers in your designated region. Engage with Corporate Procurement to finalize and execute lease documents effectively. Work with the Finance team to conduct Total Cost of Ownership (TCO) analysis for lease options to identify the best strategies for assigned metros. Maintain accurate data records and executive reporting systems. Perform market research on target metros, including new countries and regions. Deliver detailed market strategy reports that highlight risks related to delivery timelines and costs, while aiding the team in daily activities. Qualifications: Proven experience in managing complex negotiations and contract formation for Data Center contracts. Background in industrial-scale site selection, real estate evaluation, development, lease agreements, and infrastructure delivery, with a keen awareness of utility agreements and sustainable practices. Exceptional stakeholder management skills, capable of integrating engineering insights to enhance contract negotiations and technical due diligence. Thorough knowledge of the Data Center industry, operators, and market dynamics. Collaborative spirit, adept at engaging with teams and resolving queries effectively. Solid understanding of real estate and mission-critical environments, including Data Centers. Familiarity with real estate development, land acquisition, local laws, and permitting is a plus. A proactive ownership attitude, ready to do what it takes to successfully complete complex negotiations and initiatives. Insight into hybrid real estate solutions such as Build-to-suit, Retail, and Wholesale leases. Strong individual contributor and team player, capable of independently progressing workstreams while seeking guidance when necessary. Excellent problem solver who thrives in a fast-paced, ambiguous environment. Strong proficiency in Excel and a passion for managing global data and capacity opportunities. Minimum of 5 years of relevant experience and a BA/BS degree. Positive attitude with the ability to consistently contribute in a dynamic, fast-changing work environment. A collaborative team player with the ability to deliver projects independently and meet deadlines effectively. Strong analytical, creative thinking, written, and verbal communication skills. The hiring range for this position is USD $109,200 to $223,400 annually, with potential for bonuses and equity.
