About the Position:In Order to Succeed in This Role Assistant Superintendents will be used on larger complex projects to manage and coordinate Lewis' direct work as well as that of the subcontractor. They will assist the Superintendent with development of work plans for Lewis and the subcontractor's work. They will be responsible for planning, coordinating, directing and execution of work on time, meeting all requirements for safety, quality, schedule and cost. This position represents our best builders at Lewis and is intended to provide a pathway to develop the skills, experience, leadership and ability required to lead a project team as a Superintendent. It is available to individuals who have secured a current Superintendent as a sponsor. Project specific duties will be defined by the Superintendent with the goal of developing all the required core competencies of a Superintendent. This position recognizes the talent, commitment and dedication of our field leaders. Preconstruction Phase Assist the Superintendent in development of work plans for Lewis direct work and subcontractors to be included in the master construction schedule. This should include details associated with procurement, fabrication, shipping/delivery, storage/staging and installation. Review and comment of the estimate with a focus on General Conditions, Construction Work Support, productivity rates, material cost as well as requirements to support the subcontractors work and installation consistent with the project specifications and goals. Examples may include extra materials, access, hoisting, protection and management. Review of the Lewis attachment B to confirm all scopes of work are covered and responsibilities clearly assigned. Assist in coordination, planning and permitting with all AHJ requirements that are not covered under the Building Permit or others that are the responsibility of the owner. Examples include TESC, Traffic Control, Street Use, Temporary Construction Services Assist the Superintendent in development of the site logistics plan and all associated elements that cover all phases of the project Employ Lewis Lean philosophies in review of the work, looking for opportunities for pre-fabrication, constructability and continuous improvement that provide value to our clients. Construction Phase Coordinate installation of all contractors work in the field that meets the project requirements including safety, schedule, quality and budget Plan and lead the morning crew huddles, be THE Safety Leader of the project. Develop and update work plans/packages ensuring the most current information is included for installation in the field. Specifically coordinating with our BIM Coordinators and Detailers. Participate in the pre-installation meetings with the subcontractors, design partners and AHJ, ensuring the work is available for installation Lead Pull Planning meetings to coordinate the successful installation of work in the field. Participate in the weekly subcontractor coordination meetings and host separate coordination meetings with key contractors as needed. Provide scheduling input and updates to the Superintendent for inclusion in the master construction schedule. Maintain a current 3 week look ahead schedule for your responsible scopes. Maintain a daily journal of work activities on site, including progress, delays, impacts and any safety incidents. Support with jobsite purchasing, yard rentals and tracking of all materials and associated labor including approval of invoices and time cards. Support the accurate completion of the Labor Management Tool on a weekly basis. Monitor variances and work with the Superintendent and foreman to make correction where necessary to achieve successful outcomes. Support in the project close out including the punch list, final inspections and approval for occupancy. Know the work of your subcontractors better than they do! Creating opportunities for everyone to be successful. Train your replacement. This includes taking on training/mentoring responsibilities outside of the current project assignment as a work group champion. Attract, retain and develop the best field talent in the industry. Customer Relations and Communication Establish and maintain key relationships with Owners, Architect, Engineers, and Subcontractors. Promote the growth and development of Client and designer relationships. Represent the Company and project team in a positive manger in all project meetings. Represent the company at all times in such a manner as will enhance the reputation of the firm. Skills, Knowledge, Qualifications and Experience Journeyman certificate from the associated trade with a minimum of 8 years of experience, four years or more of general contracting experience as a foreman, preferably with proven performance on large commercial building projects. Working knowledge of all project plans, specifications, owner contracts, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents. Knowledge of all trade contractor's means and methods in accordance with project contract documents. Understand the CDR process as well as both the start-up and close out process. Ability to read and interpret drawings and specifications. Proficient in geometrical and mathematical calculations. Creative problem solver with excellent communication skills. Comfortable operating in a PC environment with basic skills including MS Office and knowledge of Procore, Bluebeam and scheduling software. OSHA 30 Hour certification. Ability to demonstrate working knowledge of all safety rules and regulations as a Safety Leader in the field.
