We do this by empowering our employees, encouraging innovative solutions and recognizing great performance.POSITION SUMMARYAvenue 365 Lender Services is seeking a detail-oriented and customer-focused Premier Title Specialist to support Premier and Retail title processing, curative, and closing operations. This role provides end-to-end transaction support for both refinance and purchase files, ensuring timely title clearance, accurate documentation, and compliance with client and internal service level agreements (SLAs).The Premier Specialist serves as a primary point of contact for loan officers, processors, borrowers, attorneys, realtors, and vendors throughout the life of the file. The role emphasizes superior customer service, collaboration across teams, and adherence to underwriting and operational standards to ensure a smooth closing experience and high customer satisfaction.DESCRIPTIONTransaction Processing & Title ReviewReview title search materials for vesting, legal descriptions, liens, judgments, and exceptions to be satisfied prior to closing.Order title searches, tax certificates, and other required documentation.Review and prepare CPLs, wiring instructions, title commitments, property reports, Attorney Opinion Letters, and conditional CTC/ATS documents.Work with underwriting to clear complex title issues and obtain over-the-limit liability approvals.Ensure compliance with underwriting guidelines, internal policies, and client requirements.Contract & File ManagementCoordinate loan and cash purchase transactions, including processing contracts and tracking earnest money.Ensure all file data is entered accurately and maintained within internal systems.Monitor and adhere to contractual timelines to maintain compliance throughout the transaction lifecycle.Closing CoordinationCollaborate with scheduling teams to facilitate timely closing appointments.Partner with the closing team to coordinate and oversee preparation of CD/HUD settlement statements and ensure timely approval.Prepare and order documents required for settlement.Send closing packages to notary closers and provide settlement instructions.Perform final pre-closing review for taxes, premiums, endorsements, vesting, and checklist accuracy.Post-Closing SupportPerform post-closing review of executed packages.Assist Funding, Recording, and Policy teams as needed to ensure timely completion of post-closing activities.Customer Service & CommunicationProvide courteous, professional, and responsive customer service to borrowers, sellers, lenders, agents, attorneys, and vendors.Maintain daily communication with internal and external partners throughout the transaction lifecycle.Ensure a positive customer experience while managing deadlines and high-volume workflows.Qualifications and Education Requirements High School Diploma or equivalent required.Minimum 2+ years of real estate title, closing, and document processing experience required.Minimum 1+ year of industry purchase experience required.Minimum 1+ years of National experience preferred.Proficient in Microsoft Office, Microsoft Word, Microsoft Excel, Windows based programs.Skills, Abilities, and KnowledgeExcellent oral communication skills, including ability to effectively communicate with internal staff and external customers.Excellent written communication skills to communicate with both internal and external customers.Strong attention to detail and organization and ability to work efficiently and accurately.Ability to prioritize workload and multitask.Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary internal and external customer service.Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices.Work Environment and Physical RequirementsWorking on-site at assigned office location.Regular and punctual attendance adhering to schedule established by leadership.Sedentary work in a stationary position at a cubicle for prolonged periods of time.Constant repetitive motions required for operating a computer, such as typing and managing phone calls.Constantly communicating effectively verbally in English, including accurately exchanging information with others following identification of correct procedures.Light lifting and carrying (up to 25 lbs.).Additional Information:While this description is intended to be an accurate reflection of the position's requirements, it in no way implies/states that these are the only job responsibilities.
